A meeting of the Zoning Board of Appeals was held in the Selectmen's Meeting Room of the Town Hall,
16 Lowell Street, Reading, Massachusetts at 7:OOPM Mr. Tucker swore in, those present that would be
addressing the Board this evening.
The first Public Hearing was on the petition of Denise Cimino who seeks a Variance under Section 5.1.2. of
the Zoning By-Laws in order to construct a front canopy over the entrance area on the property located at
29 Richards Road in Reading, Massachusetts. (Case #98-01)
Ms. Lenise Cimino represented herself, and she was the only person present at the hearing. Ms. Cimino
requests a Variance in order to construct an overhead canopy over her front entrance. She stated that she
purchased the house three years ago and has had continuous problems with water coming down over the
front door. Two years ago, she put on a new roof and had the gutters sealed. This has not helped the
problem and she has put on a new steel and storm door. She stated that the storm door would have to be
replaced. Both her roofer and carpenter told Ms. Cimino that she does not have sufficient overhang.
Mr. Jarema explained to Ms. Cimino the criteria needed to obtain a Variance. Ms. Cimino addressed one
item, the hardship issue, stating that the new roof cost $4,000 and the new screen door cost over $200,
which she now has to replace. Ms. Cimino presented her plans to the Board. The Board discussed the
possibility of issuing a finding under Section 6 instead of a Variance.
At 7:57PM, a motion was made, seconded and unanimously voted to grant a finding to Denise Cimino, 29
Richards Road, under Section 6 of the Massachusetts General Laws, to allow an extension of the eaves, the
proposed canopy over the stoop, which would protect the safety of those entering and existing, which is not
to exceed 5' x 6' and it is not to be enclosed.
VOTE 3-0 (passed)
Ms. Cimino requested to withdraw her request for a Variance without prejudice.
At T58PM, a motion was made, seconded and unanimously voted to allow withdrawal without prejudice.
VOTE 3-0 (passed)
At 8:OOPM, a motion was made and seconded to adjourn, and the Board voted unanimously to do so.
