HomeMy WebLinkAbout1981-06-22 Planning Board MinutesMUNICIPAL - p~ OFRpRd, READING BUILDING P MASSACHUSETTS ~ o n 'I' C) IN OF RE AUDI-NG PLANNING BOARD June 22, 1981 Woburn Planning Board City Hall Woburn, MA 01880 Re: Rezoning of Russell Farm property Dear Planning Board members: The Town of Reading would lake you to consider the following facts: - commercial development in the Woburn area bordering Reading has greatly increased causing major problems with traffic and vehicular safety in that area; - proposals for rezoning should be required to study the safety impact and address the dangers of increased vehicular traffic to the surrounding area; with the elimination of the 1-93 exit ramp in the vicinity of the Woburn./Mishawum Road area, the impact of traffic and vehicular safety caused by the increased development has not been addressed; - there is presently a traffic study being conducted by MAPC that will address the safety and traffic issues on the West Street, Reading area; - any rezoning-of land that would increase the traffic flow in that area should not be considered at least until such time as the study is completed; - the present construction of a large complex on Washing- ton Street near Cummings Park cannot be included in the assessment of traffic and safety issues and that the impact of this project should be determined before any further rezoning of land is considered; - filling, grading and drainage would have an adverse impact to abutting residences thus decreasing land and property values; - any rezoning of this land for high density use would be imprudent because of the adverse impact on safety, vehicular and pedestrian traffic and land values of surrounding properties; - the present zoning requirements should be enforced. Single family residences would offer the best use of this land in relation to the safety issues involved. We have addressed these and other issues at the Woburn City Council hearing, (a copy of which has been sent to your office) and with the exception of the petitioners, all those present at last week's meeting were opposed to any rezoning of this land.
