COMMUNITY PLANNING AND DEVELOPMENT COMMISSION
Minutes for Meeting dated: May 1, 2002
The following minutes were approved with editions:
April 8, 2002.
AK reviewed packet materials including the update on the I93/I95 interchange
study from Massachusetts Highway Department and the work of the Tri-
Community Highway Action Group.
PUBLIC HEARING: LONGWOOD POULTRY FARM
Brad Latham updated the Commission on the project's progress.
PUBLIC COMMENT
1. How do you know how much the affordable housing will cost?
2. Who is going to maintain the roadways and utilities?
3. Are the affordable units pro-rated?
4. On-site or off-site for affordable units?
Brad Latham mentioned that there are 7 units per acre, then towards Woburn, 10
units per acre as their proposed density for this zoning requirement.
There was question as to whether the affordable units would be on site or off
site? Brad offered the concept of, for off-site units, that for every 3 affordable
units required, there will be an additional unit.
Brad Latham passed out a Zoning Text of options he prepared for the
Commission's review. One of the options was there will be a 5-year waiting
period for a residential development in Parcel 3 area.
RH notes there was some concern from the neighborhood about the off site
housing.
JB asks if the (5 year waiting period limit) could be single family residential
instead of condos or affordable housing.
PUBLIC COMMENT
1. Clarification of the affordable housing
2. Do the affordable units have to accommodate a family of four?

3. Is unsure about the language about having an escape route for emergency
vehicle.
RH started at the beginning of the text, starting on page one on April 24, 2002 to
review the language to respond to any question.
PUBLIC COMMENT
1. People want to make sure that we don't lose sight of the whole parcel slated
for development.
2. Why can't you look at the whole 36 acres and not the first 18 acres and the
rest later?
The Commission indicated they would meet next on May 8th tentatively at the
Senior Center, if available.
Motion to adjourn at 10:43PM, made by JB, seconded by KG. All in favor, 5-0-0.
These minutes were prepared by Kelley Meier, Recording Secretary, and submitted to the
CPDC on May 8, 2002.
Minutes were approved by the CPDC on May 20, 2002.
