MINUTES OF JULY 7, 1997

A meeting of the Community Planning and Development Commission of the Town of Reading
was held in the Selectmen's Meeting Room of the Town Hall, 16 Lowell Street in Reading,
Massachusetts on In attendance were Susan DeMatteo, Chair; Secretary Michael Flammia and
Member Richard Howard. Also present were Town Planner Jonathan Edwards and Town
Engineer Joseph Delaney. The meeting was called to order at 7:39PM.
The minutes of the meeting of June 23, 1997 were accepted.
ANR PLAN - The Commission voted 3:0 to approve a motion by Mr. Howard, seconded by Mr.
Flammia, to endorse the Subdivision Plan of Land, being a subdivision of Land Court Case
#I 9620A, at 110 Van Norden Road, dated July 7, 1997.
The Commission requested that Mr. Edwards do a list of the top ten Subdivision Regulation
changes for CPDC to present to the Board of Selectmen on July 15, 1997, showing as most
important changes in roadway right-of-way width from 50' to 60', including widening of tree
lawns in road profile from five feet to ten feet each, and reduction in cul-de-sac length from 900'
to 500'.
BETHESDA LANE ISSUES - Discussions
The Commission voted 3:0 to approve a motion by W. Howard, seconded by Mr. Flammia, to
direct the Town Planner to direct the developer to do the following:
Lot 5 - install 6 to 7 hemlocks on the Grabarek's property along the Lot 5 property line
Lot 2 - remove tottering tree and install 3' high dark vinyl-clad chain link fence
Lot 4 - remove fill around the tree, remove rocks on the Joyce property, and regrade to
satisfaction of both the Town Planner and Town Engineer so as to be passable by a
vehicle.
SUBDIVISION REGULATIONS
CPDC, with the Mr. Delaney, W. Edwards, Town Counsel Ted Cohen, and Conservation
Commission Chair Nancy Eaton, reviewed and revised latest draft of these regulations, section by
section, up to Section 7.1.5. A continuation has been scheduled for the July 21, 1997 meeting.
ADJOURNMENT
At 10:55PM a motion was made and seconded to adjourn and the Commission voted unanimously
to do so.
