Phone: 781-942-9012 1 Fax: 781-942-9071 200Z AUG 28 P w, 31 Email: akrieg@ci.reading.ma.us COMMUNITY PLANNING AND DEVELOPMENT COMMISSION CPDC MINUTES Meeting Dated: December 17, 2001 CPDC Members - Richard Howard, Chairman (RH), Neil Sullivan (NS), Jonathan Barnes (JB) STAFF BRIEFING AK updated the Commission on: Spence Farm Longwood Poultry Farm Zoning Initiatives for April Town Meeting 2002 Tambone property re-zoning Community Development Plan/ Schedule Pierce Street Court Case CPDC requested more information on Meadowbrook Country Club, as the Commission had received notice of a filing with the Conservation Commission. 743-745 MAIN STREET Brad reviewed plans, showed changes from previous plan. He indicated the lot coverage is a pre-existing non-conforming condition. Parking has been modified to provide adequate parking for five (5) units. Refuse storage is proposed to be subject to Board of Health review. There are no proposed changes to grading at the site. CPDC reviewed draft minutes for 10/01/01 and 11/11/01 for guidance on previous comments and deliberations. JB moved to close the public hearing. Motion seconded by NS. All in favor. Limiting the approval for a project of five (5) units; 2.) Recording of the driveway easement prior to occupancy; 3.) Receipt of Zoning Board of Appeals approvals as applicable 4.) Landscaping Plan approved by Town Planner prior to issuance of a building permit - it is anticipated street trees will be planted on Main Street frontage area 5.) Sidewalk shall be replaced and curbing shall be placed along property frontage of Main Street 6.) Applicant shall meet with Historic Commission and Town Planner for design concepts for facade changes prior to application for a building permit. 7.) Town Engineer shall approve final plans prior to the issuance of a building permit JB moved to approve the site plan as presented with conditions as recorded with the Town Clerk as attached to these minutes. Motion seconded by NS. All in favor. The Commission approved the minutes from December 11, 2002 meeting. JB moved to adjourn at 9:30 PM. Motion seconded by NS. All in favor.
