REF: Appraiser's Report
1. To date, there have been 44 applications for abatement mailed out and 12 filed. The
deadline for filing is February 1st, 2005, the due date of the first installment of the
actual tax bill.
2. To date, there have been 71 exemptions filed, out of the 350 anticipated filers. The
deadline, for filing an exemption for FY2005 is March 17, 2005, three months from
the date of mailing of the actual tax bills.
3. The Assistant Appraiser position has been advertised. The carriers of the
announcement are The Reading Chronicle and The MAAO website. I have ordered
labels from the MAAO so that a mailing can be done to all the Asessor's offices in
Massachusetts.
4. The calendar year 2004 sales, through November 30th, have been uploaded into the
2006 database of the CSC system. Preliminary analysis of the 2004 sales show that
we are at a median .895 ASR with a 8.9 C.O.D for the 263 single family sales. The
condominiums show a median.895 ASR with a 7.10 C.O.D. for the 62 sales. The
average single family sale price is 462,234, up 6.7% over calendar year 2003 sales.
5. The Board received a request on 12/28/2004 from Peter Hechenbleikner for an
overlay surplus figure. I have prepared an updated overlay account spreadsheet that
the Board can use to determine the surplus amount.
