REF: Appraiser's Report
1. Attached is a letter from The United Church Homes of Reading, Inc. As the Board
recommended, I forwarded a copy of the PILOT agreement and their letter to
Attorney Cohen for his opinion on the agreement amendment. The FY1997 value
was 4,684,100 resulting in a payment of $77,849.74. Given the 74 units this equates
to 63,299 per unit.
2. To keep the Board up to date on currently pending Appellate Tax Board cases, below
is a listing of the cases for the respective year.

I called Ted Cohen on Monday relative to the status of the withdrawal of the appeal
for 59 Middlesex Avenue. These cases have yet to be docketed.
3. Attached is an opinion of value that was requested by Don Nadeau, Conservation
Administrator, relative to the value of a parcel of land that is being donated to the
Town containing 1.16 Acres at 110 Van Norden Road.
4. The PILOT agreement for 901 Gazebo Circle is ready to be signed by the Board.
Attached is a letter that will be forwarded to Ms. Plansky relative to the
implementation of the agreement.
5. 1996 sales have been posted in the hall. The average single family sale is $233,855.
The ASR using the 1996 sales is .90. The 1995 sales average for single family
homes was $217,659. I am in the process of generating the sales analysis.
