A meeting of the Zoning Board of Appeals was held in the Selectmen's Meeting Room of
the Town Hall, 16 Lowell Street, Reading, Massachusetts at 7:OOPM. Mr. Vaccaro swore
in, under oath, those present that would be addressing the Board this evening.
The first Public Hearing was on the petition of James and Novaleigh Krupa who sought a
Variance and/or Special Permit under Section(s) 5.0 and 6.3.3.4 of the Zoning By-Laws
in order to construct a second level on a nonconforming dwelling on the property located
at 162 Pleasant Street in Reading, Massachusetts. (Case #98-30)
The petitioner stated that the property contains 10,800 square feet of area and is located in
an 5-15 District. The property is nonconforming as to the 15-foot minimum side-yard
setback requirement of the Zoning By-Laws, as the side of this dwelling is only 10 feet
from the side lot line of the property. The Plan presented to the Board showed the
proposed second level would be built within the existing footprint of the dwelling.
There were no abutters present at this hearing. The Board reviewed the construction
plans submitted and felt that the granting of a Special Permit could be allowed.
A motion was made and seconded to grant for 162 Pleasant Street a Special Permit under
Section 6.3.3.4 of the Zoning By-Laws for the purpose of adding a full shed dormer at the
rear of the dwelling and enlarging the existing dormers at the front of the dwelling as
described in the Plans.
VOTE 3-0 (passed)
The petitioner requested to withdraw his request for a variance without prejudice.
A motion was made, seconded and unanimously voted to allow the petitioner to withdraw
his request for a variance without prejudice.
VOTE 3-0 (passed)
A motion was made and seconded to adjourn, and the Board voted unanimously to do so.
