A meeting of the Zoning Board of Appeals was held in the Selectmen's Meeting Room of the
Town Hall, 16 Lowell Street, Reading, Massachusetts at 7:00 P.M. Also present was Glen
Redmond, Commissioner of Buildings.
Case #05-09
A Public Hearing on the petition of Diane & Michael Walker who seek a Special Permit and/or
Variance under Sections 6.3.17/6.3.11.1/5.1.2 of the Zoning By-laws in order to remove an
existing non-conforming covered entryway and to add a new 2-story 9' x 19' addition as per
plans submitted on the property located at 57 Highland Street.
Nancy Twoomey spoke for the Applicants. They want to remove a non-conforming entryway
and add a two-story 9' x 19' addition. This would add a bathroom and extend the bedroom on the
second floor. The porch appeared as early as 1967 on the Town Assessor's records. The addition
will meet the rear setback but not the side setback. However, the non-conforming side yard
setback of the closest left rear corner will be improved.
The Building Inspector said it falls under Zoning By-law Section 6.3.17 because they are tearing
down a non-conforming structure.
On a motion by Paul Dustin, seconded by Robert Redfern, the Zoning Board of Appeals voted to
grant the Applicant a Special Permit under Section 6.3.17 of the Zoning By-laws in order to
remove a portion of an existing non-conforming structure and to construct in it's place a new
structure on the same footprint with the standard three conditions, a foundation permit, a building
permit and an occupancy permit.
The motion was approved by a vote of 3-0-0 (Miller, Redfern, Dustin).

On a motion by Robert Redfern, seconded by Michael Conway, the minutes of February 3, 2005
were accepted with changes.
The motion was approved by a vote of 4-0-0 (Miller, Redfern, Dustin, Conway).
On a motion by Robert Redfern, seconded by Paul Dustin, the Zoning Board of Appeals voted to
adjourn the meeting.
