Work is completed through the use of in house maintenance and custodial staff, as well as outside vendors working under contract. The program includes the following service: • Fire Alarm Systems 3 times/year • Fire suppression Annual • Sprinkler systems Annual • Boilers Annual • Roof top equipment Bi-annual • Unit ventilators 3 times/year • Generators 3 times/year • Grease traps/drains 2 - 4 times/year, depending on size • Exit signs and emergency lighting Annual • Elevator testing and inspections Monthly service and Annual Inspection 38 The Facilities Department uses the Maintenance Direct module from SchoolDude to initiate, assign and track all work orders related to the repair and maintenance of the school and town buildings. Building Managers/ Principals, as well as custodial staff, enter requests through the system, which are then reviewed and assigned appropriately by the Director of Facilities. From July 1, 2009 to current, 726 work orders have been completed; 598 in the schools and 128 in the town buildings. The average number of days to complete was six. The cleaning includes: • Cleaning of all classroom furniture • Dusting and cleaning of room surfaces Strip/ scrub and re-finish all the floors • Shampoo all carpeting • Thorough cleaning off all bathrooms top to bottom • Disinfecting of all locker rooms • Preventative Maintenance and filter changes on all Unit Ventilators The Facilities Department continues to work with Noresco to coordinate the implementation of the Performance Contract.
