Call to Order: Meeting was called to order at 6:06 pm

Introductions of New Project Team Members:
a) OPM Project Manager / On Site Representative – April Backus
b) General Contractor J&J Contractors, Inc – Kamiesh Patel

Public Comments:
a) Members of the Council on Aging (COA) asked the PBC to reconsider their request to add a movable partition
to divide the first-floor flex room. The Chair asked BH+A and TTH to look into the feasibility and cost of doing
so (refer to items 7b and 7c).
b) A member of the COA asked how the kitchen will be used and who can use it.
c) COA to submit these questions to PBC for review and response.
d) Comment / question from resident asked about insect screen at the outdoor patio.

Approval of Meeting Minutes:
a) PBC voted unanimously to approve the 02/11/26 Meeting Minutes.

Project Schedule:
a) TTH presented the Milestone Schedule and mentioned with the pending award to the General Contractor a
Notice to Proceed is scheduled for 3/24/26+/-.

Project Budget:
a) TTH mentioned the Project Budget remains unchanged with updates to included entries for invoices to be
paid this period.
Project Updates:
OPM (Turner & Townsend Heery)
a) Update on Contractors Bid Phase - Elevator Trade Re-Bidding Update. TTH to follow up with solution
to the elevator bid issues.
b) Material Testing & Inspectional Services - Seven proposals received. TTH has narrowed down to 3
firms. TTH is in the process of evaluating with a goal of providing a recommendation at the next
meeting.
c) Procurement of Other Project Related Services - Commissioning Services – Upcoming in April/May
2026.
Designer (BH+A)
a) Kickoff meeting to be scheduled with GC and rest of the team.
b) Windows on 2nd floor Walking Track. Discussion on window options and adding additional windows.
BH+A to distribute photos of additional examples to show window options. TTH & BH+A to provide
scope and estimate for potential, additional windows.
Owner (Reading / PBC)
a) Movable Partition in Flex Room - Movable partition had been discussed previously. Previous
concerns included budget uncertainty, design footprint and structure. BH+A asked to provide insight
on how this change can impact several aspects of current design such as, structure, lighting, HVAC,
fire protection, etc.

This proposal is for work to be completed by Control Point, the geotechnical consultant on ReCAL.
The ReCAL general contractor would like the survey consultant to establish makers on the ReCAL site for the
survey benchmarks. The contractor is entitled to receive these benchmarks from the Town at no cost per the
contract as it is a standard operating procedure.
The cost to establish and stake the ReCAL benchmarks is as follows.
Control Points for Horizontal and Vertical Survey Measurements $1,800
Architectural Administration $180 TOTAL $1,980
