Public Comments: 2 No public comments 3 Approval of Minutes: PBC voted unanimously to approvethe 11/05/25 Meeting Minutes. Project Schedule: a) TTH mentioned 90% Construction Documents estimate and reviewwas completed on 11/14/25. 4 b) TTH & BH+A mentioned balance of design and bid phase to begin on or about 12115125. c) TTH & BH+A mentioned bid phase to conclude mid4ate January 2026 d) TTH & BH+A mentioned Construction Notice to Proceed (NTP) early February 2026 Tumer &T.w .nd Heery Protect Budget: 5 a) TTH mentioned no change to the budget at this time. Prolect Updates OEM - Turner & Townsend Heerv: a) Contractors' Prequalifcation resulted in 113 Filed Trades and 5 General Contractors qualified b) 90% CD Cost Estimate. See General Project Discussions 6 Designer (BH+AI: a) 90% CD Cost Estimate. See General Project Discussions Owner (Reading / PBC) a) Gomm[ Protect Discussion; a) 90% CD Estimate: TTH and BH+A presented there respective values of the reconciled 90% construction document cost estimate. Both estimates are currently under the estimated construction budget of $21,947,967. Both estimating teams were in general agreement as o the estimate. b) Builders Risk Insurance: A brief discussion regarding the projects Bulder , Risk Insurance as to which party is best suited to carry, the insurance, Town of Reading or General Contractor. Further discussion to take place. 6 c) Design Review Comments: Committee Members inquired as to status of all the design review comments from the various design submission phases. TTH to consolidate all the comments by phase, review with BH-A and allow for backcheck by reviewers for confirmation and to assist with making the bid documents complete. d) Protect Alternates: Committee Members agreed to incorporate the Intercom System and 3600 Camera at the Pickleball courts into the base bid. Alternate #1 is Range Road Extension Alternate #2 Is the installation of the Solar Panels.
