Topics of Discussion:
The January 7, 2025, Zoning Board of Appeals hearing was originally scheduled for the Select Board
Meeting Room but was moved to the Town Hall Conference Room due to the Select Board's need for
the room.
ZBA Case #24-15 - 34 Hancock Street
Andrew Grasberger opened the continuance for case #24-15 - 34 Hancock Street. He noted that the
applicant requested to withdraw their application without prejudice.
Cynde Hartman made a motion to accept applicants request to withdraw their application without
prejudice for Variance Case #24-13 - 215 Washington Street. Frank Capone seconded the motion and
it was approved 4-0-0.
Vote was 4-0-0 (Grosberger, Hartman, Capone, Gregory)
ZBA Case #24-19 - 37 Hartshorn Street
Andrew Grasberger opened the public hearing for case #24-19- 37 Hartshorn Street. by reading the
legal notice into the record and swearing in members of the public wishing to speak.
The applicant, Erik Lantz, explained that he seeks to demolish the existing two -car garage, currently
attached to the breezeway, and rebuild it within the same footprint. The plan includes expanding the
garage backward and adding a second -story addition. The new structure would remain within the
existing setback and continue to be attached via a closed breezeway. Lantz also mentioned that the
existing concrete foundation only extends about 20 inches deep and is cracked.
Taylor Gregory asked what was intended forthe second story. Lantz stated it be an office, bedroom, and
bathroom.

Cynde Hartman inquired whether the expansion would maintain the existing non -conformity or create a
new one. Lantz confirmed that it would not create a new non -conformity. Hartman then asked if it was
possible to shift the building to address the non -conformity. Lantz responded that he preferred to
maintain the current size of the structure. The existing breezeway would be converted into a mucircom,
which would extend into the garage space. Moving the structure over would result in the loss of too
much interior space for parking a car.
Grasberger opened the public comment section, and with no public comments, he closed the comment
period.
Hartman noted that there were several similar additions in the neighborhood, and this project would fit
well within the area.
Cynde Hartman made a motion to approve a Special Permit for Case #24-19-37 Hartshorn Street.
Taylor Gregory seconded the motion and it was approved 4-0-0.
