The applicant Ms. Krisoula Varoudakis eaplained their revised plans,which was moving the entire deck and pergola over four inches from the plot line which would change the need for a Variance m a Special Permit She also mentioned that there was an issue where her email did not go through to the AdminisGative Specialist,Amanda Beatrice,who had followed up with her about[he updated plans eadier in the day and let her know an updated plot plan was needed. Ms. Krisoula Varoudakis asked the Board if they were ok with the approving the changes, if it was possible ta add a condition regarding the plot plan heing submitted at a later date as long as the setback requirements of the proposed work did not exceed the existing deck setback. Mc Chris Cridler believed that the applicants new plans comply for a Special Permit and has no issues with the work. Mr.Cy Caouette explained that an accurate plot plan would be needed and asked what the new se[back would be. Ms. Krisoula Varoudakis stated it would be 3.7' and they moved everything overfour inches, and removed the rahertails from the pergola.This change would be inmmpliance with the ezisting non- <onformiry and not create a new nomconformity. The Board members concluded that they would add conditions to the decision based on receiving an updated plot plan shows a sethackthat is no worse than 3.7'and an updated denial letter from the Building Cammissioner. vage I 1 There were no public romments to 6e made. Mr.Chris Cridler made a motion to approve a Special Permit with conditions for Case N24-OS—16 Grand Street.Mr.Cy Caouette seconded the motion and it was approved 4-0-0. Ms. Kathleen A. Desmond,the sole presenter, introduced herself and represented Kalpesh Patel,the manager of Ricky and Jay LLC,and Richard Bova of lymn Development She explained that they were � seeking a special permit under Sections 7.0,73, and 73.2,as well as Sectian 5.3.2 Poot Note one.The projec[ed involves converting a single-family dwelling into a two-family dwelling,comprising two two- bedroom uni[s. The total number of bedrooms will not increase; however, an additional bedroom will be added over the sunroom,totaling 154 square feet and the building's front height will be 28', increasing to 30.6'at the rear, requiring a Special Permit.The property is near the Business A district,where two- family dwellings are permi[ted.The renovations will update the sbucture,add housing without more bedrooms,and ensure compliance with building and fire<odes for safety. Mr.Chris Cridler read the Building Commissioners eret eenneYs letter inm record. Mr. Cy Caouette 6elieved that the applicants meet all of the aiterion. Mr. Chris Cridler had no objections. There were no public mmmenu to be made. Mr.Cy Caouette made a motion to approve a Special Permit on Case A24-07—210 Main Street. Mr. Patrick Haughton seconded the motion and it was approved 4-0-0. Vote wos 4-0-0(Grosbergei, Houghton, Caouette, Cridler/ ZBA Minutes 5/7/24 Mr.Cy Caouette made a mo[ion to acrept the minutes as amended. Mr. Chriz Cridler seconded the motion and it was approved 4-0-0. Vote was 4-0-0(Gias6erger, Haughton, Caouette, CridlerJ There was a brief discussion a6out potential new members. Motion to Adiourn Mr.Cy Caouette made a motion to adjourn the meeting. Mr.Andrew Gras6erger seconded the motion and it was approved 4-0-0.
