Mr. Andrew Grasberger called the meeting to order at 7:04 PM
ZBA Case #24-03 - 41 Parkview Road
Mr. Andrew Grasberger opened the continuance of the public hearing for Case # 24-03 -41 Parkview
Road by reading the legal notice into record.
The homeowner Robert Martinello explained that their neighbors were currently undergoing
renovations to their home and were unable to purchase the necessary land from their neighbor. In order
to become compliant with the current zoning requirements, the pool company would be moving the
pool. He requested the Board to deny request for a Variance.
Mr. Patrick Houghton made a motion to accept the applicants request to deny their application
request for a Variance, for Case #24-03 - 41 Parkview Road. Mr. Chris Cridler seconded the motion and

ZBA Case #24-05 —16 Grand Street
Mr. Andrew Grasberger opened the public hearing for Case #24-05 —16 Grand Street by reading the
legal notice into record and swearing in members of the public wishing to speak.
The applicant Ms. Krisoula Varoudakis provided an overview of the project and discussed the Variance
Criteria. The proposed project involves constructing a deck with a pergola creating a new non-
conformity.

Mr. Andrew McGrath noted that they received a verbal approval from the direct abutting neighbor, and
support letters from three other neighbors.
Mr. Andrew Grasberger asked to clarify the length of the deck is 11.4' as depicted in the drawing or
12.4' as indicated on the plot plan. Ms. Krisoula Varoudakis stated that the correct length is 12.4'.
Mr. Cy Caouette noted that with one member missing, they would require all four present members to
vote in favor of the project if a vote were to be taken now. Alternatively, they could wait until the next
meeting when all five members are present, at which point they would need the support of four out of
the five members for project approval.
The Board and the applicant discussed revisiting the design to see if they can revise the plans to
eliminate the need of a Variance.
There were no public comments to be made.
The applicant requested to continue their hearing.
Mr. Cy Caouette made a motion to accept the applicants request to continue their hearing to the next
meeting on lune 4, 2024 for Case #24-05 —16 Grand Street. Mr. Patrick Houghton seconded the
motion and it was approved 4-".

ZBA Case #24-06 — 87 Walkers Brook Drive
Mr. Andrew Grasberger opened the public hearing for Case #24-06-87 Walkers Brook Drive by reading
the legal notice into record and swearing in members of the public wishing to speak.
Mr. Jeff Kwass explained that Dunkin Donuts was currently remolding their location and is seeking relive
for a digital menu board.
Mr. Patrick Houghton asked if the boards dimmed at night and if they faced any residential areas. Mr.
Jeff Kwass confirmed they did dim at night and did not face any residential areas.
Mr. Cy Caouette asked if there was any anticipation of changes to uses or traffic. Mr. Jeff Kwass did not
expect any changes.
Mr. Andrew Grasberger asked what dynamic content would be displayed on the board and if the audio
would change? Mr. Jeff Kwass believe it would just be food items that would be altered throughout the
day and there would be no changes to the audio.
There were no public comments to be made.
Mr. Cy Caouette noted that with one member missing, they would require all four present members to
