Case #23-18 - 5 Woodward Ave
Mr. Andrew Grasberger opened the public hearing for Case #23-18 - 5 Woodward Ave by reading the
legal notice into record and swearing in members of the public wishing to speak.
Mr. Mark Hall briefly explained the project is to build an addition above the garage to create a bedroom
and a bathroom using the existing foundation.
Ms. Cynde Hartman asked the applicant to clarify if the changes were just the height and not a change in
the footprint. Mr. Mark Hall confirmed that was the case.
Mr. Andrew Grasberger and Mr. Cy Caouette did not see any issues with this project.
Mr. Andrew Grasberger opened public comment and with no public comment, closed the public portion

Mr. Cy Caouette made a motion to grant a Special Permit for Case #23-18 - 5 Woodward Ave. Mr.
Patrick Houghton seconded the motion and it was approved 4-0-0.

Case #23-19.21 Middlesex Ave
Mr. Andrew Grasberger opened the public hearing for Case #23-19- 21 Middlesex Ave by reading the
legal notice into record and swearing in members of the public wishing to speak.

Ms. Melissa Cataldo briefly explained that their project would not be more detrimental to the
neighborhood and would only improve their property. They would be demolishing the large 2 car garage
with an attached shed, which did not fit the neighborhood and building a new addition. She noted that
the side yard setbacks would still be non -conforming but changes would be an improvement from what
was there before. They would be under the 25% lot coverage and decreasing the amount of impervious
area on their lot with more landscape. Ms. Melissa Cataldo also presented pictures comparing their
neighbors' existing homes with their proposed structure to show that they would be making their home
more architecturally appealing. Mr. Jim Cataldo stated that they had talked to their neighbors about this
project and they were looking forward to it.
Mr. Cy Caouette asked if there would still be a garage. Ms. Melissa Cataldo stated there would be a
garage, but not as large.
Mr. Andrew Grasberger opened public comment and with no public comment, closed the public portion.

Mr. Cy Caouette made a motion to accept the minutes as amended. Mr. Andrew Grasberger seconded
