Chair Martha Moore called the meeting to order at 7:07 pm. Hearings Scheduled: 1. 0 Small Lane- Assessor's Map 40 & 41 Lot 153, 155 & 29 Dep File No. 270-0746 Mr. Sullivan spoke in depth of the recently proposed plans for the streetway to the development of two single family homes. Ms. Martin spoke about the river and stream crossing standards and boxed culvert proposed in this project. Mr. Tirone suggested to not just have sand and gravel and come up with a concept of larger stones for a more natural substrate added to the plan details for this area. The applicant was requested to look at both land under water and inland bank and document in writing their findings. Mr. Dribin asked what this could gain if this were a single-family home with a driveway. Mr. Sullivan has been requested to run stream stats and provide modeling. Mr. Sullivan requested a continuance to the next meeting on June 28, 2023. Motion to vote on a continuance- Motion by Brian Bowe, Seconded by Andrew Dribin, 5-0-0 2. 2 Maple Street- Assessor's Map 16 Lot 111 Dep File No. 270-0769 N" 11 3. 16 Beverley Road- Assessor's Map 31 Lot 36 Dep File No. 270 - Mr. Pittsinger started the hearing by presenting the variance he has sent in for request. Mr. Bowe would like to see the NOI amended to add the trampoline wall into the document. Motion to vote on a continuance to a future meeting on July 12, 2023- Motion by Brian Bowe, Seconded by Bill McCants, 5-0-0 4.22 Small Lane- Assessor's Map 40 Lot 155 Dep File No. 270-0770 Mr. Sullivan presented the project to the Commission in great detail with plans that have been shared. A site visit was conducted by the Commission. A decision on this project can not be made with an outstanding certificate of compliance letter with another order of conditions. Motion to vote on a continuance to a future meeting on June 28, 2023- Motion by Andrew Dribin, Seconded by Bill McCants, 5-0-0 6. 18 Whittier Road- Assessor's Map 39 Lot 33 Dep File No. 270-0771 Mr. Sullivan presented with visual plans the proposed demolition and rebuild of a one-story home. The Commission planned a site visit for Friday June 16'" at 8:45am. Mr. Tirone would like to see in writing or a detailed plan of how the applicant will restore the area of the removal of the existing garage as well as an additional vegetative buffer strip. Motion to vote on a continuance to a future meeting on June 28, 2023- Motion by Brian Bowe, Seconded by John Sullivan, 5-0-0 6. Meadow Brook Access Easement vote Save for the next meeting. 7.Old/New Business 18 Small Ln. certificate of compliance request Motion to Approve COO- Motion by Brian Bowe, Seconded by John Sullivan, 5-0-0 22 Small Ln. certificate of compliance request New owners would like to take over this request from previous owners. The plantings would need to go on their plan and then a maintenance log would need to be implemented. Will continue to next meeting. COC request 270-0686- 88 Glenmere Circle Map 15 Lot 84, Changai Ai Xu Motion to Approve request for COC- Motion by Brian Bowe, Seconded by Bill McCants, 5-0-0 Extension request 270-0790- 50 Azalea Circle Map 23 Lot 125, Ghosh Motion for a 1 -month extension- Motion by Brian Bowe, Seconded by Bill McCants, 5-0-0 Violation Notices- yard waste and encroachment on Conservation Land, New 26 Henzie, 30 Henzie, 34 Henzie, 126 Hanscom Ave, Follow-ups 30 Chequessett, 25 Baker, 22, 8, 14, Oakridge Street, 38, 34 Bond 8. Discussion Items a. Symonds Way exploratory committee update- Mr. Dribin did not have an exact update. Not much has been discussed. b. Correspondence -None c. Regulation review & discussion, Wetland Regulation revision discussion- Mr. McCants had researched over 40 cities and towns and sent a document to Mr. Tirone for further viewing and later discussion. d. 60 Terrace Park Dog fence letter- TBD on letter that is supposed to go owner. e. Conservation/DPW Monthly Meeting June 6- No specific topics needed to discuss. 9. Administrators Report: Friends and Family Day- Went well 10. Bills approved- None Page 1 2 11.
