Case #23-13 -17 Condor Road
ZBA Chair Cynde Hartman opened the public hearing for Case #23-13 -17 Condor Road by reading the
legal notice into record and swearing in members of the public wishing to speak.
Attorney Mark Salvati briefly described the project. He stated that it is an existing single-family home
which the owner would like to add a two-story addition of a garage with an accessory apartment above
for his father. There will be off-site parking for the accessory apartment.
Chris Cridler asked for clarification on the off-site parking. Mark Salvati clarified that it was on-site, but off-
street.
Phil Robichaud, abutter from 16 Scout Hill Lane asked Mark Salvati if the accessory apartment was
attached and Mark Salvati stated it was.
Cy Caouette asked for clarification of the total square footage of the accessory apartment. Andrew
MacNichol read the Building Inspector, Bret Bennett's letter to the board which states the accessory
apartment would be 742 square feet. The addition could be done by right but due to the accessory
apartment a Special permit would be needed. The existing dwelling is 2,252 square feet and one-third of
that would be 750 square feet. He has no objections to this project.
Phil Robichaud asked if the accessory unit could be rented to someone in the future. The homeowner
Timothy Fennelly stated that its intent is to use it as an in-law apartment and if at some point his father
is not there it would be used as an additional room for the family.

Cy Caouette made a motion to grant a Special Permit for Case #23-13-17 Condor Road. Patrick
Houghton seconded the motion and it was approved 5-0-0.

Andrew Grasberger made a motion to accept the minutes, as amended. Cy Caouette seconded the
motion and it was approved 5-0-0.

Other Business:
Andrew MacNichol gave the board a brief update on the MBTA project and some Zoning Bylaw changes
and directed them to the website to learn more, take the survey, or they can reach out to him. He also
reminded the Board that it is time to elect a new chair and they can submit nominations if they would
like.
Cy Caouette made a motion to Adjourn the meeting at 7:20 PM. Patrick Houghton seconded the
motion and it was approved 5-0-0.
