Chair D'Orazio called the meeting to order at 7:05 PM.
Mr. D'Orazio elevated Virginia Adams to a voting member.
Public Hearing - 265 West Street, Addition
Mr. D'Orazio opened the public hearing for the addition at 265 West Street and read the
public hearing process. The commission members introduced themselves. Mr. D'Orazio read
the legal notice dated March 29, 2022.
Ms. Lauren Howland, owner of 265 West Street, provided an overview of the proposal.
Mr. Carl Mittnight arrived at the meeting at 7:08 PM and Mr. D'Orazio elevated him to a
voting member.
Ms. Howland reiterated the details of the proposal:
• Add a two-story addition between house and garage;
• Cedar siding and trim;
• White vinyl windows and roof to match the main dwelling;
• Existing fence to be moved to the other side, which will hide the HVAC in the back of
the house; and
• No ductwork will be seen from the outside of the house
Mr. D'Orazio opened the public hearing to public comment and closed with no one in
attendance.
Ms. Adams stated the applicant provided detail of the proposal at the last meeting and with
no public comment she has no concerns.
Mr. Mittnight said he was not in attendance at the last meeting but he reviewed the
elevations and plans.
Mr. Blodgett commented when the garage was permitted it was discussed at that meeting
the intent to connect the free-standing garage to the main dwelling.

Mr. Blodgett asked if there are any limitations on a homestead property? Ms. Adams
responded that Reading has two homestead properties and to her knowledge there is no
stipulations.
Mr. D'Orazio made a motion to close the public hearing for the addition to 265
West Street. The motion was seconded by Mr. Blodgett and approved with a 5-0-0
vote.
Mr. D'Orazio said the commission voted on the Certificate of Appropriateness at the last
meeting. Ms. Devin -Freedman went over the Certificate language and said once ready she
will send to Amanda Beatrice.
Schedulina for Future Meetings
The commission discussed scheduling future meetings. After the discussion, it was agreed
the 3'd Wednesday of the month with the flexibility to cancel or change meetings if needed.
Mr. Blodgett suggested updating the website reflecting the meeting day.
New Business
Mr. Blodgett asked the commission members their opinion on additions being built similar to
the historic house. He said it is his understanding that the style of the addition should be
different to complement the older building, and pointed out the Parker Tavern and the
library as examples. After a brief discussion, Ms. Devin -Freedman said she will add this
topic to the next agenda.

Mr. D'Orazio briefed the commission on the outcome of 168 West Street and the HVAC
installation. The mechanical unit will be inside the new addition and the commission does
not have to approve.

Adfournment
Ms. Devin -Freedman made a motion to approve the following minutes as amended:
02/28/2022, 03/15/2022 and 03/16/2022. The motion was seconded by Mr.
Blodgett and approved with a 5-0-0 vote.
Mr. D'Orazio made a motion to adjourn the meeting at 7:30 PM. The motion was
seconded by Ms. Devin -Freedman and approved with a 5-0-0 vote.
