HomeMy WebLinkAbout1978-10-05 Board of Survey Minutes October 5, 1978 Meeting of the Board of Survey convened in Room 102, Parker ri Junior High School at 7: 10 P. M. Present were Chairman Dustin, Secretary Price, Board Members Russell , Cowell and Testa and Mr. Louanis, Clerk of the Board. It was agreed to table discussion of the minutes of the pre- vious meeting until the October 10th meeting. It was moved, seconded and voted to secure completion of a subdivision known as Parkview Estates, a subdivision covered by a performance bond, by taking possession of those funds placed as security, in the amount of $30,000.00, for said construction and to present the following Motion under Article 7 at the Special Town Meeting on October 5th: "Moved: That the sum of Thirty Thousand ($30,000.00) Dollars be transferred from the performance bond for Parkview Estates and appropriated for the purpose of completion of the construction of a private way known as Francis Drive in accordance with the terms of a certain performance bond ' executed by Main Street Realty Trust to the benefit of the Town of Reading on the 21st day of November 1977 pursuant to the Massa- chusetts General Laws Chapter 41 , such funds to be spent by and under the direction of the Board of Public Works.' The vote was 5 in favor. It was moved, seconded and voted to approve the subdivision known as Eastway Extension and Granger Avenue Extension as amended subject to the submission and approval of the specific structural design details of the proposed wall and culvert. The meeting adjourned at 7:20 P. M. R ect/f�(/Ju(�ll�ly bmitted, e�tary ��Q EASTWAY EXTENSION SUBDIVISION 1 . The class of all drain pipe and sewer pipe will be shown on the plan. All drain laterals will be Class V. 2. The sewer main will be lowered to maintain a minimum invert of 7i feet below the street grade. 3. Profiles of all drains and sewers in easements will be re- quired. 4. A topographic plan of the land will be provided on a scale of one inch equals forty feet at two foot contour intervals. 5. The existing portion of Granger Ave. , disturbed by the pro- posed construction will be patched and then overlaid full width with a one inch thick bituminous concrete pavement. 6. Place note on plan indicating that sidewalks are paved ten feet wide at vertical granite radius curbing and that the intersection of Granger Ave. and Eastway will have wheel chair ramps as required. 7. Place note on plan indicating that trees will be planted every thirty feet in locations deemed necessary by the Tree Warden. Normal location is ten feet behind the back edge of sidewalk. 8. Show a complete roadway cross section on plans. 9. Minimum basement floor elevations will be set for all lots and shown on the plans. ' 10. All Angle points, P. I ' s, P.C. ' s and P.R. ' s on both the boundaries and the centerlines of all streets must be coordinated and a separate list of these coordinates will be submitted to the Board of Survey. All traverse calculations must be submitted to the Board. 11 . No barrel block manholes as shown on the plan are allowed. 12. Proof of ownership shall be filed with the Board showing that the petitioner owns in fee simple the entire area included within the subdivision. 13. A structural detail of the proposed wall and culvert sections will be required before approval is given. 14. Theproposed retaining wall will not be allowed to go over the trunk sewer main. 15. The box culvert will have a concrete arch to protect the existing sewer main. 16. The railing proposed will not provide any safety for vehicles at the 5• foot drop. 17. The retaining wall will have to follow the profile of the proposed roadway. 18. The sidewalk in the vicinity of the retaining wall should probably be paved full width. 19. The proposed grading of the cul -de-sac is not allowed. The regular 3/811/L.F. across the section is required. This means that a grade in excess of 2% is required to properly allow the drainage to reach the gutter line. Eastway - Granger - continued 20. Add line gate between Granger Avenue and Existing Eastway at proposed hydrant. 21 . Move hydrant out of cul-d-sac to radius point and add blow off at the cul-de-sac.
