HomeMy WebLinkAbout1970-05-04 Board of Survey Minutes 139 MAY 4, 1970 ' MEETING OF THE BOARD OF .SURVEY OPENED AT 7:50 P.N. IN ROOM 16, MUNICIPAL BUILDING. PRESENT WERE CHAIRMAN WHITE, SECRETARY COCHRANE, BOARD MEMBERS FLORENCE, HODGKINS AND WATT AND SUPERIN- TENDENT LGUANIS• MINUTES OF PREVIOUS MEETING READ AND APPROVED. READ NOTE FROM THE SUPERINTENDENT REGARDING LONG MEADOW DEVELOPMENT. MR. LOUANIS INFORMED THE BOARD THAT THE PROBLEM RELATIVE TO THE EXISTING BUILDINGS ON THE LOT SEEMS TO BE GREATER THAN WAS INDICATED AT THE HEARING. THE EXISTING HOME WOULD NOT HAVE A LEGAL FRONTAGE ON AN APPROVED BOARD OF .SURVEY STREET UNTIL THE PLAN IS APPROVED, A COVENANT AGREEMENT RECORDED IN CAMBRIDGE, THE ROAD PARTIALLY COMPLETE AND A PERFORMANCE BOND GRANTED SO THAT THE LOT MAY BE RE- LEASED FROM THE COVENANT AGREEMENT. THE BARN SITS TOO CLOSE TO THE STREET LINE AND WOULD BE IN VIOLATION OF THE TONING BY-LAW SETBACK REQUIREMENTS. IF A VARIANCE WERE OBTAINED TO ALLOW THIS BUILDING TO REMAIN, THE PLAN SHOULD NOT BE APPROVED UNTIL THE VARIANCE IS GRANTED. NR. FLORENCE MOVED, MR. WATT SECONDED AND IT WAS VOTED TO APPROVE THE PLAN SUB- JECT TO THE SUPERINTENDENT 'S RECOMMENDATIONS. READ NOTE FROM THE .SUPERINTENDENT WHICH STATED THAT THE PLAN OF BRETON CIRCLE MET ALL THE REQUIREMENTS OF 140 THE BOARD OF SURVEY. MR. COCHRANE MOVED, MR. HODGKINS SECONDED AND IT WAS VOTED TO APPROVE THE FINAL PLAN. FINAL HEARING WAS HELD AT 8:00 P.M. REGARDING THE APPROVAL, DISAPPROVAL OR MODIFICATION OF THE LINES AND GRADES of RUSTIC LANE AND FIELD POND DRIVE AS SHOWN ON A PLAN OF FIELD POND ACRES BY DANA PERKINS & SONS. INC. FOUR PERSONS ATTENDED THE HEARING. FRED DEWSNAP OF DANA PERKINS & SONS, INC. ,ENGINEERS, SPOKE FOR DOMENICK ZANNI, THE DEVELOPER. ACCORDING TO MR. DEWSNAP, 8-INCH SEWER PIPE HAS BEEN CHANGED TO 10-INCH AND LOWERED AS SUG- GESTED AT THE PRELIMINARY HEARING . THE FIGURE OF $10, 000. FOR THE LARGER PIPE AND EXTRA EXCAVATION WAS MUTUALLY ' AGREEABLE. THE ABUTTORS WHEN POLLED VOTED IN FAVOR OF THE DEVELOPMENT. MR. COCHRANE MOVED, MR. FLORENCE SECONDED AND IT WAS VOTED TO APPROVE THE FINAL PLAN OF RUSTIC LANE AND FIELD POND DRIVE. PRELIMINARY HEARING WAS HELD AT 8:30 P.M. REGARD- ING THE APPROVAL, DISAPPROVAL OR MODIFICATION OF THE LINES AND GRADES OF PITMAN DRIVE WHICH RUNS WESTERLY FROM HAVER- HILL STREET AS SHOWN ON A PLAN BY DANA PERKINS & SONS, INC. FRED DEWSNAP OF DANA PERKINS & SONS, INC. SPOKE FOR FRANCIS KILEY, THE DEVELOPER. MR. DEWSNAP ADVISED THE BOARD THAT THE DEVELOPMENT WAS IN THE CAMP CURTIS GUILD k AREA, A FINGER OF HIGH GROUND SURROUNDED BY WET LAND. THE 141 SUBDIVISION IS COMPRISED OF ZZ LOTS. .DRAINAGE AND LEACH- ING FACILITIES WERE DISCUSSED IN DETAIL. SANITARY SEWER IS NOT AVAILABLE. THE PLAN WAS TAKEN UNDER ADVISEMENT.
