ZONING BOARD OF APPEALS
MINUTES OF MARCH 15, 2001
MEMBERS PRESENT: MICHAEL LARKIN

A meeting of the Zoning Board of Appeals was held in the Selectmen's Meeting Room of
the Town Hall, 16 Lowell Street, Reading, Massachusetts at 7:00 PM. Building Inspector
Glen Redmond was also in attendance.
Case k00-33
Continuance of a Public Hearing on the petition of Rangeway Farms, LLC c/o Carter&
Coleman, 248 Main Street, Reading, MA who seeks a comprehensive permit pursuant to
M.G.L. Chapter 40B to construct twelve unit townhouse project on the property located
at 1375 Main Street, Reading, MA.
The third voting member of the Zoning Board of Appeals, for this case, was out sick and
new testimony could not be heard.
On a motion by John Jarema, seconded by Susan Miller, the Zoning board of Appeals
voted to continue the public hearing on the petition of Rangeway Farms, LLC c/o Carter
& Coleman, for the property located at 1375 Main Street,Reading, MA,until a special
4 meeting on April 12, 2001,
The motion was approved by a vote of 3-0-0
Case#01-03
A Public Hearing on the petition of Columb Mahoney who seeks a variance/special
permit under Section 5.12/633.4 of the Zoning By-laws in order to add a second floor to
an existing non-conforming dwelling on the property located at 29 King Street,Reading,
MA.
Chairman Michael Larkin swore in the petitioners. -
The petitioner is seeking a permit to add a second floor on his existing dwelling. The new
living space is to provide two additional bedrooms. The existing roof would be raised 6'
and part of the foundation would be replaced. The petitioner purchased the property in
1995, The petitioner stated his neighbors support this petition.
John Jarema questioned when the rear portion of the house was attached to the baro. The
assessors card states the structure is 19' x 21' and the structure is actually 19' x 36'. The
rear of the building is 6' from the lot line.
The petitioner stated the house was remodeled in 1995, when he purchased the property.
At that time he removed the chimney and replaced the windows.

Michael Larkin stated the property predates the existing zoning by-laws.
On a motion by John Jarema, seconded by Susan Miller, the Zoning Board of Appeals
voted to grant a Special Permit under Section 6.3.3.4 of the Zoning By-laws, to Columb
Mahoney, for the property located at 29 King Street,Reading, MA, for the purpose of
adding a second floor living quarters, 18'6"x 35'1", as shown on the plans drawn by
Neeland Construction Co., December 21, 2000.
The motion was approved by a vote of 3-0-0.
On a motion by John Jarema, seconded by Susan Miller, the Zoning Board of Appeals
voted to grant a Variance under Section S.1.2 of the Zoning By-laws to Columb
Mahoney, for the property located at 29 King Street, Reading, MA, for the purpose of
adding a second story on the existing footprint as indicated on plans drawn by Neeland
Construction Co.,December 21, 2000.
The motion was approved by a vote of 3-0-0.
Case#00-36
Continuance of a Public Hearing on the petition of Walter Arsenault&Daniel Arsenault
who seeks a variance/special permit/appeal from the decision of the building Inspector
under section 4.2.2/6.1.1.2 of the Zoning By-laws in order to display goods as open
storage and to allow parking serving a neighboring property on the property located at
126 Main Street in Reading, MA.
On a motion by John Jarema, seconded by Susan Miller,the Zoning Board of Appeals
voted to continue Case#00-36, on the petition of Walter Arsenault &Daniel Arsenault,
for the property located at 126 Main Street, Reading,MA, until April 19,2001.
The motion was approved by a vote of 3-0-0.
The Zoning Board of Appeals unanimously voted to adjourn their meeting at 8:25 p.m.
