COMMUNITY PLANNING AND DEVELOPMENT COMMISSION
NOTICE OF JOINT PUBLIC HEARING
Pursuant to Massachusetts General Laws, Chapter 40A, Section 5, notice is Hereby given that
the Reading Board of Selectmen will hold a public hearing jointly with the Community
Planning and Development Commission (CPDC) on Monday, July 13, 2009 at 7:30 PM, in
the Selectmen's Meeting Room of the Reading Town Hall, 16 Lowell Street to consider
and hear comments on proposed amendments to the Tow !'of Reading Zoning By-Laws
pursuant to M.G.L. c.40R and 760 CMR 59.00. The public111s'encouraged to submit any
comments in writing to the Community Planning and Development Commission at Town
Hall, 16 Lowell Street, Reading, MA 0867. Comments may be submitted in person or
submitted in writing either prior to the hearing or at the hearing. Written comments received
by email to townmanaaer(a,ci:readina.ma.us prior to 4 PM on July 13. 2009 will also be
copied and made part of the record of the hearing.
The Selectmen and CPDC will discuss the proposed Downtown Smart Growth Overlay
District in an area consisting of approximately 29 acres of land along Main and Haven Streets.
The proposed Downtown Smart Growth Overlay District would allow commercial
development and as-of-right residential development at a density of at least twenty (20) units
per acre that complies with the smart growth design standards. At least twenty percent (20) of
all residential units in the proposed overlay district would be affordable housing. Adoption of
the Smart Growth Overlay District would entitle the Town to receive financial incentives
provided for by M.G.L. c.40R Sec. 9 and CMR 59.06. Said public hearing is to provide an
opportunity for comment and to determine whether the provisions of the proposed Downtown
Smart Growth Overlay District shall be adopted by the Town.
A complete copy of the proposed zoning amendment and moresupplemental information are
available for public inspection between 8;30 AM to 5:00 PM Monday through Friday in the
Community Services Department at Reading Town Hall, 16 Lowell Street, Reading. A copy
of the proposed zoning amendment and supplemental information are also attached to a copy
of this hearing notice on the Town's web site at www.readingma.gov.
