Re: Tenancy of •rank D 'fanner Drive, R incr
Dear Ms. Carreiro:
After receiving your phone call regarding the alleged health and safety issues associated with the
tenancy o %itrow, i am hereby providing the following information:
1) has phoned in several maintenances; calls, all of wldeh were corrected in a timely
manner (see enclosed maintenance slips). The annual inspection of unit indicated
that there was a problem with her bathroom fan. 'I lie maintenance man took the fan out for
repair /replacement, and 8111111NAMW would riot allow the maintenance; man entry into her unit to
replace the fan.
2) - 40111OW has not allowed the Authority to compicete sceviceral repairs: initially, because her
husband was seriously ill; and consequently, bcecaursce she said that she was about to move to
another development. 116011diNr has also failed to alert the Authority about other maintenance
problems. These matters were discovered on our inspection of" September 22, 1994 and have
been corrected.
3) - The damage to1'--- I floor was caused by a prior leak. 'llncifWmNOwould not allow
the Authority to enter the unit to c om ct the damage. " iii- It that she did not want to be
disturbed and that the Authority could correct this problem when she moved.
4) -The bathtub backup is a routine maintenanee problem, which is corrected as needed. The
Authority does have a routine maintenance program which clears the plumhing lines on an
annual basis in order to prtwerit such backups. I lowcver, there is no way to completely eliminate
this problem.

5) 's unit is located on the shady side at the back of the building. 'I'hcOOMb
always kept their shades arid curtains drawn, which does riot allow for food air circulation. We
have not had any other complaints ITorn tenants who likewise live: at the back of the building.
The Authority had received a transfier application liorn thnd actually ollcred them a
sunny apartment at the rear of another building. 'Ibey refused the ofli;r to trdnslcr as they wanted
a front apartment. "Their name was then taken off the transfer list.
6) -The buildings in this development arc wood- frdmetl, brick -faced construction built on slab
foundations. "Phis type of constriction does not provide for good air exchange at the foundation.
Thus there is a tcndch(*,y for the loundations to have mildew and/or moss j.),Towth. The Authority
has kept the areas lice of foundation plantings in an cllort to alleviate this problem. The
vegetation at the back of the buildings is kept in cdrerM check so that there is good air circulation
around the buildings. Again, there have been no other cx)rnplaints from tenants about this
problem.
1 trust that this information providcxl i.o you will help answer the, questions rdisecl regarding the
maintenance of the Reading.; I lowing Authority's buildings at our 667 development at Drank 1).
'fanner Drive. 'Rie Authority is proud of its propx;rt:ies and we invite you to cxNmc; and inspect
any and all of our units so that you can sec; that the tenant,,; of the Reading i lousing Authority live
in well -cared for, decent, safe and sanitary housing.
