JOB DESCRIPTION
MAINTENANCE LABORER
The Maintenance Laborer will be required to maintain all property of the
Authority consistent with established policies of the board and under the
direct supervision of the Executive Director.
Building Maintenance shall include, but is not limited to; cleaning and
washing of corridors, stairwells, halls and all common areas; maintenance
of Recreation and Office Building, washing of all windows in Recreation
Building, and outside windows of apartments twice a year; minor electrical„
plumbing and carpentry repairs whether in common or tenanted areas; painting
of common areas and /or apartments.
Grounds Maintenance shall include, but is not limited to; cutting, trimming,
watering and treating all lawns; trimming, pruning and treating all plantings,
shrubs and trees; prompt removal of snow and ice from drives, walks, entrances
and all common areas; sanding and/or salting of the above areas.
The Maintenance Laborer will be responsible for the maintenance of all tools
and equipment of the Authority and shall be responsible for prompt reporting
of any damage, loss or necessary repair /replacement to the Executive Director
for disposition. Local pickup of supplies with permission of the Executive'
Director will also be expected.
In addition to the enumerated duties, the Maintenance Laborer will be required
to be on -call for any maintenance emergency or necessary tenant assistance
that might occur.
MAINTENANCE LABORER
The Reading Housing Authority is seeking a qualified individual
to maintain all property of the Authority consistent with established
policies of the Board and under the direct supervision of the
Executive Director
Building Maintenance shall include, but not be limited to: cleaning
and washing of corridors, halls and common areas; maintenance
of recreation and office building; washing of all windows in
recreation /office building as well as outside windows of apartments
twice yearly; minor electrical, plumbing and carpentry repairs
whether in common or tenant areas; painting of all common areas /offices/
apartments.

trimming, treatment and watering of all laws; trimming, pruning
and care of all plantings, shrubs and trees; prompt removal of
snow and ice from walks, drives, entrances and all common areas;
sanding /salting of above areas.
The Maintenance Laborer will be responsible for: maintenance
of all tools and equipment; inventory of all tools and equipment;
prompt reporting of any loss, damage or necessary repair /replacement
to Executive Director for disposition. Local pickup of supplies,
as required and with the permission of the Executive Director,',
shall be expected.
Additionally, the Maintenance Laborer will be required to be
on -call for any maintenance emergency or necessary tenant assistance
that might occur.

3. Sick Leave
(a) All regular full -time employees and the Executive Director
shall be credited with sick leave with pay for each entire month
during which the employee is in the employ of the Authority and
shall be credited on the last working day of the month at the
rate of 1j days per month. Sick leave credit will begin at once
for employees starting work on the first working day of a calendar
month, otherwise on the first day of the month following employment,
and will accumulate each calendar month thereafter.
(b) Sick leave not used in any year may be accumulated but all
sick leave accrued cannot total more than sixty (60) days. No
person shall be entitled to a leave of absence with pay on account
of sickness in excess of the accumulated sick leave then due.

(d) Notification of absence shall be given within one (1) hour
after the time set for the beginning of his /her regular duties
on the first day of absence. If such notification is not made,
such absence may, at the discretion of the Authority, be applied
to absence without pay. For any period of absence on account
of sickness in excess of three (3) consecutive days or if there .
appears to be abuse of sick leave, the Authority may require,
for purpose of additional evidence only, a physician's certificate
for the necessity of such absence. If such certificate is not
filed within seven (7) calendar days after a request therefore,
such absence may be applied, at the discretion of the Authority,
to absence without pay.

ANNUAL REPORT
OF THE
READING HOUSING AUTHORITY
The Reading Housing Authority successfully completed two
major projects this year: modernization of the elderly
development at Frank D. Tanner Drive and acquisition of
four (4) family housing units associated with the Townhouse
Development (Greenhouse Acres). The Authority is looking
forward to future "linkage" family units associated with
Greenhouse Acres and elderly units for the Schoolhouse Propertii
The State's financial crisis has impacted the services that
the Reading Housing Authority has been able to provide in
the past. The Authority has had to close the application
lists for both its Federal and State rental assistance programs
The elderly housing list for Frank D. Tanner Drive remains
open to all qualified applicants. Required budget cuts
will also impact the administrative and maintenance hours
at the Authority. We are hoping that this will not have
adverse and noticeable results to our properties and tenants.
The recreation hall'at Frank D. Tanner Drive continues to
be utilized for many services to the Town's elderly and
includes: Blood Pressure and Flu Clinics by the Board of
Health; dance classes, ceramic and art lessons by the Elder
Services; Singles' Club monthly dinners and Tannerville
Club activities.
The Reading Housing Authority continues to work with the
Reading Partnership Committee in formulating guidelines
and plans for affordable and varied housing developments
within the community. The goal of these developments will
be to provide diversified housing types in varying price
ranges, which will include rental and homeownership opportunitie
By establishing guidelines for the Town's housing needs,
developers will be able to work with the Town in a public /privat
housing partnership which will enhance and maintain the
current character of the Town.
The Authority continues to work diligently to work with
organizations and townspeople to create affordable housing
opportunities for all segments of the population. The hard
work and dedication of the Board and staff during difficult
economic times is apparent and has helped to maintain a
level of quality and commitment unparalleled in the community.
We look forward to the challenges the future brings.
