Article 1. R- 7,"OT?' AN`~ R7C~"T-,Y7A"- ON 0?' H71 'I,A?fjr jIj C 130 U An application was made to the "fanning Board to hold.a public hearing in accordance i~jith the provisions of General Laws (Ter- centenary 741dition), Chapter 40, Section 7, with respect to re- zoning an area of approximately eighteen and four-tenths (18.4) acres of land located westerly of Haverhill Street and northerly of Franklin t.reet, now included in a ?Residence A3 District (re- quiring a, minimum lot size of 40,000 square feet), so that said area would become a part of the 'Residence A2 District (requiring a minimum lot size of 15,000 souare feet). After consideration the Board decided to increase the area under consideration by including additional adjoining land of a similar character to the extent that the entire area would comprise approx- imately sixty (60) acres including the eighteen and four-tenths (13.4) acres owned by the applicant. Consequently, after due notice in conformance with the proVisions of General Laws, Chapter 40, Section 7, the "Tanning Board held a public hearing on October 20, 1947 on the matter of the proposed v amendment to the Zoning 3y-Law and Zoning "zap. The area in ouesti on is described as follows: Beginning at a point two hundred and fifty (250) feet northerly from the junction of Haverhill and rrarklin Streets at the present ?:Residence A2 District; thence northerly by the center line of Haverhill ^treet seven- teen hundred and fifty (1750) feet more or less to a point opposite the northerly boundary line of land of Oscar Batchelder; thence turning and running north- westerly by a stone wall marking the northerly line of land of said Batchelder seven. hundred and fifty (750) feet more or less, to a drill hole at are angle in said stone wall: thence turning and running westerly fifteen hundred (1500) feat more or less, to a point two hun- dred and fifty (2150j feet easterly, from the center line of "earl Street at its most northeasterly paint and the present boundary line of the ?Residence A8 District; thence southerly and southeasterly by the existing boun- dary line of the present Residence A2 District parallel- ing Pearl and '"ranklin Streets to the point of beginning. At the hearing the petitioner stated that he felt that the mini- mum lot size required by tho Zoning 3y-laW for a residence A: Dis- trict, namely forty thousand (40,000) scuare :Feet, was excessive and discouraged prospective purchasers. He described the land as at- tractive for residential building purposes. 'To persons at1peared in opposition to the petition. fhe : lar.ring Board recommends that the Zoning By-law and the "coning Irap be amended to include the above described land in the residence A2 District.
