Topics of Discussion:
ZBA Case # 14 -06
A Public Hearing on the petition of Thomas Wise who seeks a Variance and a Special Permit
under Section(s) 4.3.2.2.2.b & 4.3.2.8 of the zoning bylaws in order to create an accessory
apartment and to request a Variance from the required restrictions on the property located at 181
South Street in Reading, Massachusetts. The proposed accessory apartment exceeds 1/3 of the
gross floor area and the apartment is not a part of the existing dwelling.
The Applicant submitted a letter requesting that his request for a Special Permit be withdrawn
without prejudice.
On a motion by Robert Redfern, seconded by David Traniello, the Zoning Board of Appeals
moved to approve the request for withdrawal of the Special Permit without prejudice.
The vote was 4 -0 -0 (Caouette, Redfern, Traniello, Hackett).
Major Minor Modification
33 Belmont Street (Case # 14 -01)
The chairman explained that the applicant, Phillip Cormier, is looking for approval of an
additional 4' on the width of the proposed house on the right side. It is simply a little more
footage being added at the request of the buyer.

On a motion by Kathleen Hackett, seconded by David Traniello, the Zoning Board of Appeals
made a finding that the proposed changes were deemed a Minor Modification.
The vote was 4 -0 -0 (Caouette, Redfern, Traniello, Hackett).

On a motion by David Traniello, seconded by Kathleen Hackett, the Zoning Board of Appeals
moved to accept the minutes of April 3, 2014.
The vote was 4 -0 -0 (Caouette, Redfern, Traniello, Hackett).
Other Business: ZAC report
Mr. Traniello asked how many of the ZBA members were going to attend the CPDC Meeting on
June 9 at 7:30 PM (ZBA is on the Agenda at 8:00 PM). If more than a majority of members
attend, a posting of the ZBA must be done. Mr. Traniello reviewed what would be helpful for the
Board to review before the meeting and he also summarized some of the changes that have
already been determined. He also reviewed the meeting sponsored by the Reading Cooperative
Bank that was for the business community to encourage their input into the zoning changes.
He also said a large number of the public have been attending the public meetings who are
interested in what is being proposed as changes. He said a lot of people are spending a lot of time
to give all the thought this venture requires. He encouraged people to go to the website that
contains very useful information as to the entire process.

moved to adjourn.
