HomeMy WebLinkAbout2011-08-04 Zoning Board of Appeals Minutes�' (OWN CA�, Town of Reading ZONING BOARD OF APPEALS Minutes of August 4, 2011 Members Present: Jeffrey Perkins, Chairman John Jarema Robert Redfern Damase Caouette Members Absent: John Miles Kristin Cataldo A meeting of the Zoning Board of Appeals was held in the Selectmen's Meeting Room of the Town Hall, 16 Lowell Street, Reading, Massachusetts, beginning at 7:00 P.M. Also in attendance was Glen Redmond, Commissioner of Buildings. Case # 11 -15 A Public Hearing on the petition of Donna Corbett (Quannapowitt Players) who seeks a Special Permit under Sections 6.3.3 / 6.3.3.2 of the zoning bylaws in order to install a canopy /awning 6.0' x 12.0' on the right hand side of the existing building on the property located at 55 Hopkins Street in Reading, MA. The proposed canopy /awning will be approximately 5.0' from the property line rather than the 15.0' required in an 5 -15 .Donna Corbett represented the Quannapowitt Players and she reviewed the proposal for a canopy awning. There was a previous canopy that was removed during prior renovations. They want to install this same canopy over the handicapped ramp. There will be no signage on it and it will just be recovered with new material The Board asked some questions that were answered by Ms. Corbett. Mr. Redfern said he had some concerns because there was not a certifiedplot plan submitted. What was submitted was done by a prior surveyor and then altered with handwritten dimensions by a new surveyor. The Board would like a certified plot plan showing the exact dimensions and setbacks for the new location of the canopy awning. It was determined that the Board required a certified plot plan. The Building Inspector said he did not require the Applicant to submit a certified plot plan and had suggested that she write in her own hand what was now to be there. The Board said it would have to be a certified plot plan for them to enter it in the decision. They didn't have any problems with the proposal because it would not be more detrimental than the previous awning. Virginia Adams of 59 Azalea Circle had some questions about visual impact and was told the Board did not have any jurisdiction over this element. Also, the canopy would be the same size ZBA Meeting, August 4, 2011 and shape and color as before and would not be more detrimental to the neighborhood than previously. Motion made by Jeffrey Perkins to continue the hearing to August 18, 2011 at the request of the Applicant so she could obtain a certified plot plan as requested by the Board. Robert Redfern seconded. The vote was 4 -0 -0 (Perkins, Jarema, Redfern, Caouette). Adjournment Motion made by John Jarema, seconded by Damase Caouette, to adjourn the meeting at 8:15 PM.
