CL,~PvK <br />} r <br />iGrL'v L <br />Town of Reading TOM CLERK <br />ZONING BOARD OF APPEALS R L A C I G, M A S S- <br />Minutes of May 19, 2011 <br />2011 JUL 18 A 10* 4 q <br />Members Present: Clark Petschek, Chairman <br />Robert Redfern <br />Kristin Cataldo <br />Damase Caouette <br />Members Absent: John Miles <br />John Jarema <br />Jeffrey Perkins <br />A meeting of the Zoning Board of Appeals was held in the Selectmen's Meeting Room of the <br />Town Hall, 16 Lowell Street, Reading, Massachusetts, at 7:00 P.M. <br />Case # 11-06 <br />A Public Hearing on the petition of Fay Homes, LLC, who seeks a Variance, Special Permit, <br />Modification of a Special Permit (ZBA Case # 11-01) under Sections 5.0 / 6.3.2 / 6.3.3 of the <br />zoning bylaws in order to construct 8 single-stall garages with habitable space above the garages <br />on the property located at 10+ Pierce Street in Reading, MA. <br />Attorney Chris Cole represented the Applicant, Bill Johnson. He said they were appearing before <br />the Board solely on the issue of lot coverage. The lot coverage following the proposed <br />construction will be 37% due to the addition of the garages. They have allocated a spot for snow <br />and trash storage. He said the design would not affect any of the neighbors or the drainage. <br />The Building Inspector said they went though site plan review with the CPDC and received <br />approval but the increase in lot coverage must be addressed. Attorney Coleman reviewed the <br />artistic renderings for the Board as well as the site plans and pointed out the changes made to <br />them. <br />Mr. Johnson explained the retaining walls that would be built and what trees would be removed. <br />Mr. Redfern reviewed the lot coverage and said the revised proposed layout is a decrease in lot <br />coverage as compared to existing conditions and therefore, will be a decrease in non-conformity. <br />Roberta Sullivan of the Historical Commission said they had no problems with the project. <br />Tim Hildreth Of 20 Pierce Street voiced his approval of the project. <br />Phil Chevrie had some questions for the Applicant. <br />ZBA Meeting, May 19, 2011 <br />
