Town of Reading R E C EW D <br />ZONING BOARD OF APPEALS 0 W N ~C LE R SS <br />Minutes of June 2, 2011 <br />2g' I juL 18 A la 4q ' <br />Members Present: Clark Petschek, Chairman <br />Robert Redfern <br />Jeffrey Perkins <br />Damase Caouette <br />John Miles <br />Members Absent: Kristin Cataldo <br />John Jarema <br />A meeting of the Zoning Board of Appeals was held in the Selectmen's Meeting Room of the <br />Town Hall, 16 Lowell Street, Reading, Massachusetts, at 7:00 P.M. Also in attendance was Glen <br />Redmond, Commissioner of Buildings. <br />Case # 11-08 <br />A Public Hearing on the petition of Brian Jones who seeks a Special Permit under Section 6.3.8 <br />of the zoning bylaws in order to demolish a single family dwelling and to construct a new single <br />family dwelling that is located on a non-conforming lot on the property located at 53 Richards <br />Road in Reading, MA. <br />Brian Jones, Applicant, was present along with Keith Ronan and Dave Piscatelli. Mr. Jones is <br />buying the property and plans on demolishing the house and building a new 3,500 square foot <br />craftsman style house. <br />The Building Inspector said the proposal meets all zoning and setback regulations. The house <br />will cover 1,700 square feet of the lot, resulting in 10% lot coverage. It is a legal non-conforming <br />lot. There is a Town-owned easement drain that the contractors will utilize with the permission <br />of the Town. <br />Lorraine Rappucci of 55 Richards Road had questions about the drainage and distance to her lot <br />line that were answered. <br />Liz Hardy of 57 Richards Road voiced her approval of the project. <br />On a motion by John Miles, seconded by Damase Caouette, the Zoning Board of Appeals <br />granted the Applicant a Special Permit under Section 6.3.8.1.b of the zoning bylaws in order to <br />demolish the existing one family dwelling and to construct a new single family dwelling as <br />depicted on the referenced Plot Plan and submitted architectural drawings. <br />This Special Permit is conditioned upon the following: <br />ZBA Meeting, June 2, 2011 <br />
