Town of Reading R E C EW D ZONING BOARD OF APPEALS 0 W N ~C LE R SS Minutes of June 2, 2011 2g' I juL 18 A la 4q ' Members Present: Clark Petschek, Chairman Robert Redfern Jeffrey Perkins Damase Caouette John Miles Members Absent: Kristin Cataldo John Jarema A meeting of the Zoning Board of Appeals was held in the Selectmen's Meeting Room of the Town Hall, 16 Lowell Street, Reading, Massachusetts, at 7:00 P.M. Also in attendance was Glen Redmond, Commissioner of Buildings. Case # 11-08 A Public Hearing on the petition of Brian Jones who seeks a Special Permit under Section 6.3.8 of the zoning bylaws in order to demolish a single family dwelling and to construct a new single family dwelling that is located on a non-conforming lot on the property located at 53 Richards Road in Reading, MA. Brian Jones, Applicant, was present along with Keith Ronan and Dave Piscatelli. Mr. Jones is buying the property and plans on demolishing the house and building a new 3,500 square foot craftsman style house. The Building Inspector said the proposal meets all zoning and setback regulations. The house will cover 1,700 square feet of the lot, resulting in 10% lot coverage. It is a legal non-conforming lot. There is a Town-owned easement drain that the contractors will utilize with the permission of the Town. Lorraine Rappucci of 55 Richards Road had questions about the drainage and distance to her lot line that were answered. Liz Hardy of 57 Richards Road voiced her approval of the project. On a motion by John Miles, seconded by Damase Caouette, the Zoning Board of Appeals granted the Applicant a Special Permit under Section 6.3.8.1.b of the zoning bylaws in order to demolish the existing one family dwelling and to construct a new single family dwelling as depicted on the referenced Plot Plan and submitted architectural drawings.
