TOE OF READING <br />ZONING BOAR Cy' APPEALS <br />IN TES-APRIL 21, 1994 <br />:MEMBERS PRESENT: U70HN JARS , CHAIRMAN <br />ARD I TH I ET%70R <br />JOHN COOTE <br />ROB I N RL MME <br />*INDICATES A NON-VOTING MEMBER <br />meeting of the Zoning Board of Appeals was held in the <br />Selectmen's Meeting Room of the Town Hall, 16 Lowell <br />Street, Reading, MA at 7:00 P~M <br />The scheduled public hearing was a continuation from April <br />4, 1994 in order for the petitioner to gather more <br />information. <br />ern Joseph Calareso then submitted a drawing of the <br />proposed building discussing the overhang needed to protect <br />the plants and flowers from the elements. He also submitted <br />a parking plan showing 20 parking spaces and stated that <br />the parking would conform to zoning. <br />Mr, Coote then read a memo from Jonathan Edwards stating <br />that the CPDC had looked favorably upon, this plan. Mr <br />Edwards was present at the hearing and stated that the CPDC <br />had, found the concept of the plan to be goods He stated <br />that a traffic study would have to be done, but the CPDC <br />felt that the Variance request would not be more <br />encroaching and the building would have a better appearance <br />than at present n <br />Mr. Latham discussed that the site was currently 2 lots <br />held in common ownership to be made into .1 lot. This could <br />be done by an Approval Not Required Plan to CP C. Ira <br />Jarema was concerned about having 2 uses on one lot. <br />:r. Latham stated that historically it is that way. fie <br />stated that they were not creating it <br />r< Ben: Nichols was present at the meeting and felt <br />strongly that the 50 foot front yard setback should be <br />upheld. ra Latham stated, that at present the structure <br />with the canopy was only 18 feet from the lot line, but <br />that the new structure would be 20 feet from the lot lined <br />rd 3a.relYa stated that he had tried to find the background <br />of the housed It was built in 1926 but wasn't on record as <br />residential from 1942.1989. It was discussed that the house <br />had always been used, as a residence. <br />
