TOWN OF READING <br />ZONING BOARD OF APPEALS 3• <br />MINUTES OF JUNE 18; 1998 <br />,123 P4 3 <br />MEMBERS PRESENT: JOHN COOTE <br />JOHN JAREMA <br />CHRISTOPHER VACCARO <br />A meeting of the Zoning Board of Appeals was held in the Selectmen's <br />Meeting Room of the Town Hall, 16 Lowell Street, Reading, Massachusetts <br />at 7:OOPM. Mr. Coote swore in, under oath, those present that would be <br />addressing the Board this evening. <br />The first Public Hearing was on the petition of Thomas Guarino who seeks a <br />Variance and/or Special Permit under Section(s) 5.0 / 6.3 of the Zoning By- <br />Laws in order to construct a second level and to add a two-story addition to <br />the rear` on the property located at 12 B Street in Reading, Massachusetts. <br />(Case #98-11) <br />The petitioner represented himself and had previousely come before the <br />Board and was issued a finding under Section 6 of the Massachusetts <br />General Laws to allow the second level and a two-story addition, Case 97- <br />27. Town Counsel has now advised that the petitioner needs to obtain a <br />Variance and/or Special Permit in order to begin construction. <br />The petitioner is now requesting a second level addition only, not the two- <br />story addition in the rear. The Board stated that now a Variance would not <br />be required, just the Special Permit. <br />The Board reviewed a plan dated February 2, 1998, prepared by Ranere <br />Associates, Inc. The construction of the second floor above the existing <br />structure would not be detrimental to the neighborhood. <br />A motion was made, seconded and unanimously voted to grant a Special <br />Permit under Section 6.3.3.4 of the Zoning By-Laws to allow the petitioner <br />to construct the proposed additional story to the dwelling, in.accordane with <br />the Plan; provided that there is no change in the dwelling's footprint, and the <br />proposed addition to the rear of the dwelling shall not be constructed. <br />VOTE 3-0 (passed) <br />
