JD advised an extension should be granted to November 1, 2004; they should try <br />to beat the weather so there is not a rush. <br />RH moved to extend to November 1, 2004. <br />JB seconded, <br />Voted 4-0, all in favor. <br />Pierce St. Condo Assoc. Request for Modification <br />to the Approved Site Plan <br />The Samuel Pierce Condominium Assoc. has submitted a request to modify the <br />landscaping of the approved site plan for 15-17 Pierce Street. CR reviewed the <br />letter outlining the request. <br />SD asked about what was on the approved site plan and what was required. The <br />plan shows locations of plantings around the perimeter of the lot. <br />CR talked with the condo residents and explained that the approved and <br />required landscaping reflects concerns about visual impacts on abutters. The <br />trees required on the perimeter of the site are meant to screen the building mass. <br />CPDC has to decide if this constitutes an insubstantial or substantial change to <br />the approved plan. If substantial, a public hearing should be required. <br />Having reviewed the Samuel Pierce Condominium Association request as stated <br />in the letter to the Town Planner dated October 20, 2003, JB moved that the <br />CPDC deny the insubstantial modification request and ask the Association if <br />they want a public hearing for a substantial modification request. <br />RH seconded. <br />Voted 4-0, all in favor. <br />CR will contact the condo association to see if they want the public hearing. <br />JD left. <br />Certificate of Appropriateness: <br />Colombo's Cafe, 2 Brande Court <br />Phillip Duchette from Morgan Industries represented Frank Colombo, the <br />property owner. <br />RH noted that the Zoning By-Laws require only 1 business name per street. <br />The phone number should be deleted. <br />The proposed signage on Chute Street is fine. <br />RH read from the zoning by-laws on signage allowed on side streets. <br />➢ No stacked signage <br />➢ Nothing on 45 degree section. <br />➢ Lettering should be only on one side. <br />JB doesn't prefer this signage design; he likes Main St. signage better. <br />A canvas material -rather than vinyl- would look better. <br />----The-311umi-na-tion-of the-slgn-was discussed. <br />Mr. Duchette explained that the awning can be irradicated for backlighting. <br />C:\My Documents\CPDC\Agenda-Minutes\"nutes\NEnutes 11.24.03.doc <br />
