V <br />Town of Reading_ 4W ED <br />I CLERK <br />16 Lowell Street bG,Ass. <br />Reading, MA 01867-2683 <br />Phone: 781-942-9012 2q P 4: 15 <br />Fax: 781-942-9071 <br />Email: creilly@d.reading.ma.us <br />Community Planning and Development Commission <br />CPDC MINUTES <br />Meeting Dated: November 29, 2004 <br />Members Present: Neil Sullivan, Chair (NS), Jonathan Barnes (JB), Susan DeMatteo <br />(SD), John Sasso (JS), Richard Howard (RH). <br />Also Present: Chris Reilly (CR), Town Planner; Joe Delaney (JD), Town Engineer <br />The Chair called the meeting to order at 7:35 PM. <br />Administrative Review: <br />Request for Determination of Minor Modification to the PUD Special Permit <br />Johnson Woods Inc., 468 West St. <br />The Applicant was represented by Attorney Brad Latham and Engineer Bill Bergeron. <br />They have submitted a written request for a determination of insubstantial modification to <br />the approved PUD Final Plans in order to accommodate some revisions to the Grading <br />Plans that resulted from errors in the initial surveying. <br />CR advised that these revisions were reviewed by Town staff and there were no concerns; <br />the Conservation Commission had already approved the revisions as a minor <br />modification to the Order of Conditions. <br />JD explained that he had no issues other than insuring that the limit of work wouldn't <br />change, which the Applicant had already stipulated in their written request. <br />RH moved to approve the request for a minor modification to the approved PUD Final <br />Plans, as contained in the submitted plans C-7 through C-10 revised through November <br />17, 2004 and with assurances as stipulated in the letter from Attorney Latham dated <br />November 19, 2004. <br />JB seconded. <br />Voted 5-0, all in favor. <br />143 Main Street Approved Site Plan Extension <br />Angelo Ciano, 143 Main Street <br />Attorney Brad Latham represented the Applicant. <br />They are requesting an extension for completion of work on the approved site plan for <br />143 Main St, which lapsed on September 30, 2004. Financial constraints have delayed the <br />project but the Applicant will be able to move forward in the spring and they are <br />therefore requesting that a site plan extension be granted to December 31, 2005. <br />CR advised that both the approved site plan and the Board of Selectmen required <br />installationof landscaping inthe front; which hadnot been completed. TheSelectmen <br />had requested that the approved site plan be enforced, resulting in a compliance review <br />J <br />1_ by CR.
