TOWN OF READING <br />ZONING BOARD OF APPEALS <br />MINUTES OF JUNE 1, 2000 <br />MEMBERS PRESENT: CHRISTOPHER VACCARO, CHAIRMAN <br />SUSAN MILLER <br />BERNARD O'SHAUGHNESSY <br />MICHAEL LARKIN <br />A meeting of the Zoning Board of Appeals was held in the Selectmen's Meeting Room of <br />the Town Hall, 16 Lowell Street, Reading, Massachusetts at 7:00 PM. <br />Case #00-13 <br />A Public Hearing on the petition of Kevin and Carol Sheehan who seeks a variance <br />and/or a special permit under Section 5.0/6.3.3 of the Zoning By-laws in order to remove <br />an existing 2 story portion of the structure and to construct a new two story (16.5' x <br />23.0') on the property located at 11 Eaton street, Reading, MA. <br />Christopher Vaccaro swore in the applicants. Kevin Sheehan stated they are removing an <br />existing 16' x 19' structure and replacing it with a 16.5' x 23' structure. They are <br />expanding 3 1/2' on the northerly side. There is 10' to the property line on the southerly <br />side of the house. The foundation is failing and needs to be repaired. It is currently on <br />wood beams and will be changed to a full basement. They are adding a 1/2 bath and a <br />wheelchair accessible entry way. The existing house was built around 1900 and the <br />petitioner purchased it in 1992. The lot size is 8,990 sq. ft. The property is in a S 15 <br />District. Mr. Sheehan submitted letters from four of his neighbors in favor of this project. <br />Christopher Vaccaro stated the petitioner is not expanding on the non-conforming side so <br />a variance is not needed, only a special permit. <br />On a motion by Michael Larkin, seconded by Susan Miller, the Zoning Board of Appeals <br />voted to close the public portion of the hearing. <br />The motion was approved by a vote of 3-0-0. <br />On a motion by Michael Larkin, seconded by Susan Miller, the Zoning Board of Appeals <br />voted to grant Kevin and Carol Sheehan a Special Permit under 6.3.3.4 of the Zoning By- <br />laws to remove an existing 2 story structure and replace it with a new 16.5 x 23' as <br />shown on the plans prepared by Dennis O'Brien, submitted by the petitioner. <br />The motion was approved by a vote of 3-0-0. <br />Kevin and Carol Sheehan requested to withdraw their petition for a variance without <br />prejudice. <br />On a motion by Michael Larkin, seconded by Susan Miller, the Zoning Board of Appeals <br />voted to grant Kevin and Carol Sheehan the withdrawal for their request of the variance. <br />The motion was approved by a vote of 3-0-0. <br />
