The applicant was not present. <br />The Board noted it was unclear if the letters were raised or not. <br />The consensus of the Board was they wanted raised, gold letters and, given the dark color <br />of the building itself, they would like to discuss with the applicant the possibility of <br />attaching the letters directly to the building. <br />BB moved to continue until 9/25/06 at 7:30 at the Reading Police Station's Community <br />Room. <br />JB seconded. <br />Voted Approved: 5:0:0. <br />Tambone Property 80 -100 Main Street - Possible Zoning Amendment <br />This was not a scheduled agenda item. <br />CR said Mr. Anthony Tambone, represented by Attorney Brad Latham, asked to present for <br />the Board's consideration and under Public Comment a zoning amendment to the property <br />at 80 - 100 Main Street. <br />Mr. Latham displayed a map of the property in question. It is in the shape of an "L" flipped <br />along its long side. The short leg of the "L" runs along Main Street and contains two <br />buildings. The long leg of the "L" contains a parking lot. They plan on replacing the two <br />buildings with a- single, low-rise retail building. This use is allowed under the current <br />zoning. The zoning amendment they are looking for is an expansion of the PUD overlay to <br />include a small piece of land - roughly 10,000 sq. ft. in the crook of the elbow of the <br />reversed-"L"-shaped lot. They are asking for this change to allow parking closer to the <br />entrances of the building. The entrances will be opposite the Main Street side of the <br />building. The parking area in the long leg of the backwards-"L" will be reduced at the far <br />end. The entrance to the lot will not change; it will still be off of Main Street. <br />The architect said they are proposing a roughly 26,000 sq. ft. single-story, multi-tenant <br />(about 6 or 8 tenants) retail building. The back of the building will face Main Street but it <br />will not look like the back of a building because of architectural details they plan to add. <br />Roughly two foot high parapets will hide the roof mechanicals and the architectural <br />features will fit in with the adjacent residential areas: dormers, clapboards, etc.... There will <br />be a tower at the Main Street entrance and a smaller tower, also along Main Street, at the <br />South Street corner. There will be illuminated signs along Main Street and at the main <br />entrance. There will be a dumpster and a loading area but not a loading dock. <br />RH asked if this was essentially a map change. Mr. Latham said it was and their objective <br />tonight was to start a dialogue and perhaps have this put on the warrant for Special Town <br />Meeting in January. <br />JS asked if the PUD has a retail component.
