oWa CLERK <br />Town of Reading <br />ZONING BOARD OF APPEALS <br />Minutes of April 20, 2006 <br />Members present: <br />Members absent <br />Robert Redfern <br />John Jarema <br />Michael Conway <br />Mark Gillis <br />Paul Dustin <br />Susan Miller <br />A meeting of the Zoning Board of Appeals was held in the Selectmen's Meeting Room of the <br />Town Hall, 16 Lowell Street, Reading, Massachusetts at 7:00 P.M. Also in attendance was Glen <br />Redmond, Commissioner of Buildings. <br />Case # 06-07 <br />A Public Hearing on the petition of JCM Realty Trust, Craig J. Celli Trustee, who seeks a <br />Special Permit under Section 6.3.17 of the Zoning By-laws in order to demolish an existing, non- <br />conforming single family dwelling on a non-conforming lot and to construct a new dwelling that <br />will conform to current setback requirements on the property located at 26 Harvest Road in <br />Reading, MA. <br />Craig Celli said he is attempting to buy the property located at 26 Harvest Road from the owner, <br />Kenneth Campbell, who was present at the meeting. The lot is nonconforming but the proposed <br />new dwelling will meet all current zoning setback requirements. It will be a moderate size <br />colonial home that will fit in well with the neighborhood. The new dwelling will face Track <br />Road instead of Harvest Road. The lot size is similar to other lots in the area. <br />The Board wanted to know where the existing driveway was and the Applicant said it is on <br />Harvest Road but the new driveway would be on Track Road. The Board reminded the. Applicant <br />he needed to get a curb cut permit from Engineering for the new curb cut. <br />John Jarema asked the Applicant if he had petitioned to change the address and the Applicant <br />said he had not done that. There was some concern that he would need to get additional <br />approvals because the current address and frontage is on Harvest Road but the Board concluded <br />that this issue was something that the Applicant should discuss with the Building Inspector and <br />Engineering. <br />V <br />April 20, 2006 <br />
