Town of Reading <br />ZONING BOARD OF APPEALS <br />Minutes of January 7, 2010 <br />Members Present: Clark Petschek, Chairman <br />Robert Redfern <br />Jeffrey Perkins <br />John Miles <br />Damase Caouette <br />Members Absent: John Jarema <br />Peter Tedesco <br />r(w~ <br />RECEIVED <br />TOWN CLERK <br />READING, MASS <br />2010 JAN 21 P 54 0 3 <br />A meeting of the Zoning Board of Appeals was held in the Selectmen's Meeting Room of the <br />Town Hall, 16 Lowell Street, Reading, Massachusetts, at 7:00 P.M. Also in attendance was Glen <br />Redmond, Commissioner of Buildings. <br />Case #09-20 <br />A Public Hearing on the petition of Michael Collins who seeks a Special Permit under Sections <br />6.3.17 of the Zoning By-laws in order to demolish an existing non-conforming dwelling and to <br />construct a new dwelling on a non-conforming lotus per plans submitted on the property located <br />at 16 Track Road in Reading, MA. <br />Mr. Collins said he wants to demolish the existing structure, build a new 24' x 35' two-story <br />dwelling, and remove the existing shed. The Board approved a Special Permit in 2004 for the <br />previous owner of this property on a petition substantially similar to the one submitted by Mr. <br />Collins. The previous owner did not undertake the proposed demolition and rebuild and the <br />2004 Special Permit lapsed. Mr. Collins has already received the Conservation Commission <br />approval. <br />Some of the Board members had questions that Mr. Collins answered. Overall the Board thought <br />the new structure will increase the conformity and the proposed dwelling will fit in well with the <br />neighborhood. <br />On a motion by Damase Caouette, seconded by Robert Redfern, the Zoning Board of Appeals <br />moved to grant the Applicant a Special Permit under Section 6.3.17 of the Zoning By-laws in <br />order to permit the demolition of the existing dwelling and for the construction of a new dwelling <br />on a non-conforming lot on the property.
