I tr�JSa <br />Zoning Board of Appeals <br />Date: 2016 -04 -21 Time: 7:00 PMZQIb JUL 13 P 37 32, <br />Building: Reading Town Hall Location: Selectmen Meeting Room <br />Address: 16 Lowell Street <br />Purpose: General Business Session: General Session <br />Attendees: Members - Present: <br />Robert Redfern, Chairman; Damase Caouette, John Jarema, David Traniello, <br />Nick Pernice <br />Members - Not Present: <br />Kathleen Hackett, Erik Hagstrom <br />Others Present: <br />Minutes Respectfully Submitted By: Kim Saunders on behalf of Robert Redfern <br />Topics of Discussion: <br />Mr. Redfern opened the meeting at 7:00 p.m. <br />Case # 16 -06 <br />The Zoning Board of Appeals held a public hearing on the petition of Ryan & Erin Patterson <br />who seek a Special Permit under Section 7.3.2 of the zoning bylaws in order to add an addition <br />18.0' x 30.7' to a non - conforming dwelling on the property located at 9 Glidden Way (also <br />known as 971 Main' Street) in Reading, Massachusetts. The proposed addition does not comply <br />with the required setback of 20'. <br />Ms. Nancy Twomey, architect for the project, described the lot, dwelling and project. She said, <br />the proposed project would not affect the neighbors. <br />Mr. Redfern questioned if Glidden Way was a private road. Ms. Twomey confirmed the Town <br />never accepted the road as a public street. <br />Mr. Traniello had no questions. <br />Mr. Jarema asked for the original site plan from when the dwelling was built in 1966. He <br />questioned what the developer considered to be the property frontage. Ms. Twomey stated she <br />spoke to Mr. Redmond, Zoning Officer, about this concern. She agreed the property is confusing <br />on what should be considered the side, rear or front yard. <br />Mr. Caouette questioned why Mr. Redmond's denial letter stated a Variance would be needed. <br />Mr. Redfern read the email from Mr. Redmond in regards to this case. The email stated he had <br />no concern with the proposal if a Special Permit was issued. <br />Page I 1 <br />
