Knight, Recording Secretary <br />Topics of Discussion: <br />Case # 13 -18 <br />A Public Hearing on the petition of Artis Senior Living LLC who seeks a Variance /Special <br />Permit under Section 4.3.1.4 of the zoning bylaws in order to develop and use the premises as a <br />64 bed nursing home /memory care /assisted living facility on the property located at 1090 -1100 <br />Main Street in Reading, Massachusetts. <br />Attorney Brad Latham presented the history of this case. He mentioned how the Board of <br />Selectmen was in favor of this proposal as well as the Community Planning and Development <br />Commission, Town Engineer, Town Planner, Conservation Commission, and Design Review <br />Team members. He reviewed ZBA Case #13 -01 that came before the Board earlier in the year. <br />S20 was the only district that could not have a nursing home provision in it. Attorney Latham <br />reviewed the new zoning bylaw change with the condition that must be met now in order to <br />permit a nursing home in an S -20 district. <br />A mitigation fee of $175,000 has been accepted in lieu of affordable units in the proposed <br />nursing home. <br />Page I 1 <br />
