IOw� CLm< <br />Town of Reading <br />Joint Meeting of the Zoning Board of Appeals and the <br />Community Planning and Development Commission <br />Minutes of June 21, 2012 <br />Members Present: Jeffrey Perkins, Chairman <br />John Jarema <br />John Miles <br />Damase Caouette <br />Kristin Cataldo <br />Members Absent: Robert Redfern <br />A joint meeting of the Zoning Board of Appeals and the Community Planning and Development <br />Commission was held in the Selectmen's Meeting Room of the Town Hall, 16 Lowell Street, <br />Reading, Massachusetts beginning at 7:23 P.M. <br />In attendance for the CPDC were Charlie Adams, David Tuttle, Nick Safina, and John Weston. <br />Call to Order <br />ZBA Case # 12 -10 <br />A Public Hearing on the petition of Home Depot USA Inc. who seeks a Variance under Section <br />6.1 of the zoning bylaws in order to allow Home Depot USA Inc. to have fewer than the number <br />of parking spaces required for the zoning bylaw for retail use on the property located at 60 <br />Walkers Brook Drive in Reading, MA. <br />Jeffrey Perkins opened the hearing for the Zoning Board of Appeals. <br />John Weston opened the hearing for the CPDC. <br />Attendees were sworn in if they wished to speak. <br />Attorney Brad Latham presented the history and description of the property involved and <br />explained how it was a former dump and landfill for the Town of Reading. The landfill was <br />capped and that is why there is such a hill on the lot. The back wall is a retaining wall not just for <br />the building but also for the landfill. A radon pump system was installed to monitor the methane <br />gas. The significant retaining walls are also part of the capping system for the site. These all <br />reduce the amount of land available. <br />Home Depot has displayed sheds outside of the building since the beginning. These shed <br />displays use up some of the parking spaces. Cart corrals were also installed and these take up <br />ZBA & CPDC Joint Meeting, June 21, 2012 <br />
