Town of Reading <br />ZONING BOARD OF APPEALS <br />Minutes of April 5, 2012 <br />Members Present: Jeffrey Perkins, Chairman <br />Robert Redfern <br />John Jarema <br />John Miles <br />Damase Caouette <br />Members Absent: Kristin Cataldo <br />�'W�E� <br />TOWN CLERK <br />READING, MASS•. <br />1011 JUN 18 A 10: 51 <br />A meeting of the Zoning Board of Appeals was held in the Selectmen's Meeting Room of the <br />Town Hall, 16 Lowell Street, Reading, Massachusetts beginning at 7:00 P.M. Also in attendance <br />was Glen Redmond, Commissioner of Buildings. <br />Case # 12 -04 <br />A Public Hearing on the petition of Chimney Hill Real Estate LLC, Mark Hall, who seeks a <br />Special Permit under Section(s) 6.36 & 6.3.8 of the zoning bylaws in order to demolish an <br />existing single family dwelling & garage and construct a new single family dwelling on a non- <br />conforming lot as per plans submitted on the property located at 41 Richards Road in Reading, <br />MA. The house foundation is to remain. <br />Mark Hall said there is an existing ranch house and he wants to demolish it and build a new <br />dwelling in a different configuration so the landing is bigger than the previous one and the steps <br />will be bigger than the previous ones. The new garage will be smaller and will be attached to the <br />dwelling. He reviewed the plans for the Board. There will be a second floor built on the existing <br />foundation. The breezeway will be larger. <br />Mr. Hall has a new buyer who wants a family room on the back of the house that is not shown on <br />the existing plan. The Chairman said the Board could not comment on this proposal without a <br />plot plan and perhaps the hearing should be continued for a new plot plan and design to be <br />submitted. <br />The Building Inspector said the new proposal is something that would most likely be approved <br />by the Board. With additional changes proposed by Mr. Hall it was deemed that a new plot plan <br />and house plans would need to be submitted. <br />The Board had some additional questions for Mr. Hall regarding the garage and what section of <br />the Zoning Bylaws would be more appropriate such as Section 6.3.3.2. The Board members did <br />think that might be the most appropriate section of the bylaws. <br />ZBA Meeting, April 5, 2012 <br />
