Town of Reading <br />ZONING BOARD OF APPEALS <br />Minutes of October 6, 2011 <br />Members Present: Jeffrey Perkins, Chairman <br />John Jarema <br />Robert Redfern <br />Damase Caouette <br />Kristin Cataldo <br />Members Absent: John Miles <br />l k C WRK <br />RECEIVED <br />TOWN CLERK <br />READING, MASS. <br />1012 JAN I1 P I: 331 <br />A meeting of the Zoning Board of Appeals was held in the Selectmen's Meeting Room of the <br />Town Hall, 16 Lowell Street, Reading, Massachusetts beginning at 7:00 P.M. Also in attendance <br />was Glen Redmond, Commissioner of Buildings. <br />Case # 11 -20 <br />A Public Hearing on the petition of Jim Lordan/Sage Development who seeks a Special Permit <br />under Section 6.3.8 of the zoning bylaws in order to demolish an existing single family dwelling <br />and sheds and to construct a new single family dwelling on a non - conforming lot on the property <br />located at 57 Van Norden Road in Reading, MA. The lot contains 104.25' of frontage rather <br />than the required 120' (see plot plan). <br />Jim Lordan reviewed his proposal for the Board and said he needed the Special Permit for the <br />frontage. He is now the owner of the property and he has a potential buyer. The new dwelling <br />will be in much deeper on the lot than the original dwelling and use more of the large lot. He <br />thought the new house would be less detrimental to the neighborhood being set back so far. The <br />present house is in disrepair. Mr. Lordan said it would be a traditional style federal colonial and <br />would fit in well with the neighborhood. <br />The Building Inspector said Mr. Lordan was presenting what was needed as far as the flexibility <br />with the building box because he agreed they need to build according to the location of the ledge <br />they know is there on the property. <br />The Board members thought the proposal was reasonable and asked a few questions. <br />Neovie Plankey, abutter, asked a few questions about landscaping of Mr. Lordan that he <br />answered. <br />There was a notice from another abutter stating she did not have any objections. <br />ZBA Meeting, October 6, 2011 <br />v <br />
