Town of Reading <br />ZONING BOARD OF APPEALS <br />Minutes of September S, 2011 <br />Members Present: Jeffrey Perkins, Chairman <br />John Jarema <br />Robert Redfern <br />Damase Caouette <br />John Miles <br />Members Absent: Kristin Cataldo <br />��Iolvg <br />RI CEIVED <br />TOWN CLERK <br />READING, PASS. <br />2011 OCT 21 P12�45 <br />A meeting of the Zoning Board of Appeals was held in the Selectmen's Meeting Room of the <br />Town Hall, 16 Lowell Street, Reading, Massachusetts, beginning at 7:00 P.M. <br />Case # 11 -17 <br />A Public Hearing on the petition of Paul Wright who seeks a Special Permit under Section 6.3.6 <br />of the zoning bylaws in order to construct a two -story addition as per plan on the property <br />located at 201 Forest Street in Reading, MA. The proposed addition to a non - conforming <br />single - family dwelling requires a Special Permit from Section 6.3.6 of the bylaws of the Town of <br />Reading. <br />The Applicant said the parcel is a non - conforming lot that contains 7,335 square feet and is <br />located in an 5 -15 District that requires 15,000 square feet. The existing dwelling is non- <br />conforming because it does not meet the required side setback of 15' on the westerly side of the <br />lot. <br />After some discussion by the Board members and more information by the Applicant, the Board <br />concluded that the proposed addition to the residential structure does not create any new non- <br />conformity or enlarge an existing non - conformity and is not substantially more detrimental than <br />the existing non - conformity structure to the neighborhood. <br />On a motion by John Jarema, seconded by Damase Caouette, the Zoning Board of Appeals <br />moved to grant the Applicant a Special Permit under Section 6.3.3.2 of the Zoning Bylaws in <br />order to. build a two story addition to the existing non - conforming dwelling on a non - conforming <br />lot on the property as shown on the referenced Plot Plan of Land and architectural drawings. <br />The Special Permit was conditioned upon the following: <br />1. The Petitioner shall submit to the Building Inspector a Certified Plot Plan of the <br />proposed construction and proposed foundation plans, prior to the issuance of a <br />foundation permit for the work. <br />ZBA Meeting, September 8, 2011 <br />
